In my opinion, the 0.7/0.8% for 10 years is more attractive...

If I finance at 3.X% at the bank, at least I don't have the bureaucracy monster with certification etc., which quickly results in additional costs of several tens of thousands of euros. You should really consider that for around 1% interest difference...

Keep calm. Of course it is currently not cheaper; otherwise, the KFW funding would be completely off the market. And yes, the interest rate is bad for a program that has very special selection procedures. The federal government wants to build 400,000 new apartments. With these conditions, they might achieve half of that. And yes, if the federal government sets that as a goal, it must also pay for it if the market does not provide.

And since the subsidy is specifically aimed at families with lower incomes, the 20 years is already a big advantage in long-term calculations. No, it doesn’t cost several tens of thousands of euros (anymore). The industry has meanwhile adapted to the requirements. And for the subsidy, you don’t even need QNG. Actually, you only need an energy consultant, just like for any other financing. No certification. Nothing. Only for an "Even More" subsidy do you need the certifications. Then take €200,000 with an interest difference of 1% over 20 years. That’s roughly €30,000. Additional costs for KfW financing are at best €0 if your energy consultant can provide the confirmation. Don’t just complain. Read and calculate. I attached the conditions for the simplest level for you above.

No. The criteria are not special. They are, for example, SIGNIFICANTLY more relaxed than at NRW.Bank and other state development banks. When I see that you are allowed €110,000 taxable income with three children, you can calculate what such a family earns. Together with child benefits, it is a good €7,000 net every month. If you are completely honest with yourself, such a family doesn’t really need funding and is getting the proverbial sugar on their tail.

It is specific. The non-specific one is KFW 297/298, where at least the first two don’t apply. It may be that things get more specific all the time, etc., but in general it’s a different discussion for me. The federal government wants construction to happen – also because a lot of tax revenue hangs on commerce there. That won’t happen because of 1% less interest. The subsidy is nice but misses the point. By the way, many people who deal with the subject professionally will tell you the same.
