That is the advantage of local banks. And with proper and individual advice, they don’t have to be much more expensive.

That would currently be 1.1% over 15 years at Volksbank compared to 1% at the best bank included in the Interhyp comparison. Maybe something can still be negotiated there. But thanks to the ECB, the pressure is off me for now. "Whatever it takes" will continue for a while and I can calmly organize the KfW online confirmation.

I am currently also in contact with my house bank and additionally with a financial broker.

My house bank apparently also urgently requires the land register in order to initiate the appraisal for the mortgage value. The problem for me is also that there is no land register yet. (Currently it is still a field, the plots are still being divided)

The development plan and a planning draft are unfortunately not sufficient. It is simply about whether there are any contaminants or restrictions recorded in the land register... So I also hope that in my case the land register will come quickly. The financial broker said he could also give me a definitive approval from the bank without the land register & cadastral map. Let's wait and see.

For KfW funding, the start of construction usually counts and not any preliminary contracts, except when it comes to the 4,000,- subsidy 431. For the funding, it is more important that the architect plans as many housing units as possible.

But there is already a land register. Specifically from the current owner. Along with the appropriate contract drafts (what you are buying and how) and off you go. Everything else is nonsense. We have it so often that there are still surveys and the like.

This no longer applies from July since with the new BEG funding the project start equals contract conclusion. This means that you either have to find a bank that still closes according to the "old KfW" until June or have to redate the contracts with the general contractor. Or possibly include this funding reservation in the contract if it is accepted (from another thread).
