Carry-over effects are not morally reprehensible and certainly not a criminal offense. Of course, the formal requirements must be met, but that goes without saying. And isn’t it even the case that an expert must give their approval for that?

Yes, you need a KfW expert. This person must then provide, among other things, the "online confirmation for the KfW loan application." We are currently waiting for this due to our financing.

Theoretically, both approaches are morally unproblematic: 1. You plan your construction project and then realize that you receive amount X from KfW as a loan for it. 2. You plan your project and during the planning realize, hey, I have extra space or can create a granny flat and get more KfW loan.

Both ways should be determined as early as possible and included in the building application. Everything else has really been discussed often enough.

I read that he wants to make provisions for later – old age/illness; so far, so good. Less good is the approach requested by the OP to already claim the subsidy for a two-family house _today_, even though he himself will live in the entire two-story house for the next few years; no vacancy. In my opinion, there is no two opinions as to whether the OP’s line of thought is legitimate ... Rhineland regards

And is he not allowed to do that? That would be new to me. Children/child could move into the granny flat, or parents/parents-in-law?

It always sounds here like, I’ll just quickly snag something because I just thought of it. It’s not even done with the building permit. The realization of a 2nd residential unit costs quite a bit in planning and implementation of requirements. Whether it’s quickly adding extra parking spaces, a 2nd escape route, separate apartment entrance doors, separate ventilation systems, separate water/electric lines, and so on and so forth…

Anyway, I certainly am not aiding fraud in grant funding here, only pointing out what all must be considered.

On the part of the KfW it says:

We promote the new construction or first purchase of a KfW Efficiency House 55, 40 or 40 Plus, namely


    [*]for new construction: the construction and ancillary construction costs (excluding land costs) as well as the costs of consulting, planning and construction supervision
    [*]for purchase: the purchase price for the residential building (excluding land costs).

furthermore:

from 0.75% effective annual interest rate

    [*] for all who build or buy a new KfW Efficiency House
    [*] 100,000 euros for each residential unit
    [*] up to 15,000 euros repayment subsidy, up to 20 years fixed interest

The definition of "residential unit" is: A residential unit is considered to be a self-contained apartment (own entrance, cooking facilities, running water and toilet) which is suitable and intended for permanent residential use.

Nowhere does it say that the funding is also intended for the _future_ (in x years from funding) use of a new building. However, the original poster explicitly writes about "later"; that could be in 20, but also only in 30 years. He explicitly lets it be known that he will live alone in the two-story building with his family for the next few years. That already allows the conclusion that by "accessing" exactly what is meant by it is understood.


Unfortunately, that is a widespread attitude; since this self-service mentality goes at the expense of the community, I have sensitive objections to it and am very much in favor of exposing it in time.


I know that and by no means suspect you of otherwise.

Ok construction expert, everything is correct, understandable so far.

But we all agree that the application or, for that matter, the tapping of funding from the KFW 153 housing program has been defined very restrictively and precisely: amount x per created housing unit (WEH).
It really does not matter if the original poster goes to the bank and says, "now I’m tapping double because I might plan another housing unit in 20 years." He will only get a friendly smile in return.

Therefore, honestly, I don’t understand the fuss. Of course, I don’t know how intensive a building acceptance by the responsible building authorities is, Wiki says spot check, which is obviously bad for such things.
