Single-family house - approx. 150 sqm - without basement - Who has ideas? Thanks

The Berlin attitude always has heart, even if you don’t hear it when writing = "in standard German."

You also have to be able to read criticism. And then it says, quite constructively:

1) The economy town villa floor plan is for one less child.

2) forcing it onto a steeper roof will be a Pyrrhic victory in terms of cost compared to the classic method of giving the space sufficient size.

3) if the architect considers this floor plan a usable basis, he has failed the "a good architect must be able to wash the client’s head" test.

It's all new territory for us.... since we're building without a basement, our thought was where we could have storage space = that's where the attic came to mind, possibly with an additional bedroom, whether something like that can be well implemented, we don't know yet.... As for the sqm... it was a rough value.... what would you consider a minimum of 180? (A 4th child in a few years cannot be ruled out) Thanks!!

... you apparently don't understand. A rather flat tent roof usually fits the floor plan you posted.

In cross-section, it looks something like this:


As you can see, you hardly get 2 meters of height, and that only in line drawing without insulation etc. So: such roofs are not suitable as living space, only conditionally as storage space.

Therefore, the suggestion is to consider other house forms that rather provide for gable roofs.

Unfortunately, there are no dimensions on the floor plan either ... the kitchen seems a bit tight to me, especially if YouTube recordings are also to take place.

Decisive for finding the floor plan is also the knowledge of how deep the building envelope is on the property.

I once checked with the building authority regarding the roof shape: any can be used. Whether it fits is another question now. I looked again in the documents: Development area according to [Baunutzungsverordnung]: GE Floor area ratio 0.8 Floor space index 1.2

24 will be demolished ... what about the light gray building parts?

Access from the west and south possible? 5 m distance to the east .. only house or also garage?

Can you give approximately the width and height of the property?


Do you mean a granny flat? And you would want to live in that yourselves and then rent out the main house?

We have approximately 10 x 10 m floor space, 2 full floors, a shower on the ground floor (2 showers in the house are advisable for 5 people), on the upper floor 3 children's rooms each at least 16 sqm, and a gable roof with a spacious attic, which you need if you don't have a basement and where in summer no one would want to live (too hot).
