Thanks for your reports. Doesn't sound so great. After talking to 3 architects yesterday, all of whom quoted significantly higher prices, we abandoned the idea. With an architect, you simply can't get below €500,000 for our house size. That doesn't make sense for us, no matter how flexible we are with the choice of building materials. We'd rather reconsider our demands and possibly make the house a bit smaller.

The best architect was the one who said he only builds KFW40 because it always pays off... but of course only with wood, because that's the best material and totally healthy... when asked about the exterior wall construction regarding insulation, he said he fully relies on polystyrene... oh yeah.... so totally healthy My impression is that many architects are simply out of touch with reality. Most are some kind of eco idealists who want to realize themselves in the project, but plan completely past the client. What a pity

Just as a rough guide. We have a cost estimate from an architect of 580,000 EURO. The project looks as follows: 1.5-story, approx. 181 sqm living space, fully basement plus solid double garage with approx. 42 sqm. Everything included, so also planning costs, outdoor facilities, etc... Accordingly, your offer does not surprise me. Where do you want to build in BaWü?

Hello, we are also building with an architect, nothing else was an option for us... our new house will have 230 sqm of living space, the garage 36 sqm. Planned is 400,000 € without a basement but with high-end fittings including outdoor facilities.

In our experience, the construction companies usually did not fully inform us about the cost framework and did not provide information about expected additional costs and incidental expenses. From a completed construction project, I can tell you that for a 144 sqm builder's house price, about EUR 80,000 were added for extra charges, exterior facilities, connection fees, and permits.

For your project, I would also plan at least EUR 450,000 for the house plus the aforementioned EUR 80,000.

Our house in timber frame construction Kfw55 172 sqm without a basement should cost around 350k with everything included (without land and incidental costs) according to the architect. I hope that works out, because we have applied for the loan based on that...
