New single-family house approx. 174 m² floor plan architect

We asked the architect and on the ground floor nothing could be heard from the upper floor. However, we were more concerned about the children's bathroom.

It's not about hearing now, but rather where to plan the drainage? Ok, I have a riser shaft hidden in the wall to the stairwell. The kitchen is below the bathroom; you can't hear anything.

The path to the front door would be too narrow for me if a car is parked there.

My mistake, I briefly saw the wardrobe as a room. It obviously has to stay!

Sleeping there would really be difficult. Most of our neighbors come from the same town and eventually go back home. The basement would primarily be for grandmas if they no longer want to drive.

Even mirroring wouldn’t be ideal, as that would give you a room facing E/SE. I can’t think of a perfect solution off the top of my head either. The idea with the terrace is nice. The only question is how often it will really be used.
The same applies to the living room. Offhand, I don’t know how to add more depth there. The entire floor plan would probably have to be adjusted.

That’s exactly where we were too. Seen that way, the solution with the terrace for the children and the room more towards the north suited us best… We feel this is the bitter pill we have to swallow?!

I really like the design. I would want to live there immediately. I have no concerns about the living room. You have the openness with the large windows and also towards the dining room. I would probably add a window in the dressing room, but not everyone may want that. My children always liked to have the balcony to themselves with friends, and that could also be well implemented in your case.
For the kitchen, I’d consider whether the access to the utility room might be better placed elsewhere so that the space next to the cooktop isn’t cut off. In my opinion, you always need quite a bit of space to the right and left there.

Thanks, that’s nice. Do you really find the front to the garden on the ground floor big enough? Currently it’s about 3 meters only. The seating window next to it is also large, but the neighbor will either place the house quite close or a garage directly on the plot boundary.

Sorry everyone. The basement thing is annoying, but unfortunately can’t be helped. In our opinion, the architect is doing a great job, and we want to give feedback on that only with the next round of changes. Otherwise, it’s too much ping-pong.
I will try to make the site plan and a self-mirrored basement plan shortly.

I have already received a preliminary drainage plan, which I will adapt immediately. The wastewater is partially routed around the house. Shafts are once from the kitchen towards the garden and once at the entrance area. In my opinion, they can be well hidden there or even integrated as dividers.

We share this concern. According to the architect, the carport can possibly be 10 cm wider once the final survey of the property is done and the setback areas are precisely calculated. We definitely want to take advantage of that. My sister has a similar construction with 3.50 m. The carport is smaller but has no area for bikes and trash. There, the car is always parked in front of the carport, which we actually don’t want. We actually want enough space so that bicycles and trash bins can still pass by the parked car.

So, attached is the site plan, it is plot No 7. The plan is oriented north, I copied in the north arrow.

I mirrored the basement once myself, but the north arrow is correct and not mirrored. The light well for the technical room has moved towards the street, I moved the light well for the basement room with Paint...

In the drainage planning, the cistern has moved into the garden. This was probably not possible otherwise due to the position of the inspection shaft sewer.

I don't really see the problem with the master bathroom above the living room. You have to ask yourself when you use the bathroom and when you use the living room. If I think about my husband and me in the house, we would never be in the living room while the other person is using the upstairs bathroom. But maybe it's different for others. We, at least, mainly use the bathroom in the morning, the living room (if at all) in the evening.
