You can suggest many things. My gut feeling tells me that as long as your neighbors have not planned anything and it is not foreseeable that he/she will build, there will be no clear statement. Why should there be! My neighbor also did not get a clear statement from me and that wasn't out of malice, but due to the lack of planning at the time. What I want to say is, if you want something and the neighbor will do nothing, you have to plan, bear and pay for everything that makes your property nicer from the "outside" yourself. That’s what my neighbor did too, because my construction phase was not yet planned and he had a height difference of 5 m. By the way: I would get annoyed if someone wanted to suggest to me that I should fill in because it fits better in his plan!

Thank you for your response. I basically see it the same way now. I just don’t find a suggestion on how it could be done to possibly make life easier for both sides so absurd as to get grumpy about it. I don’t want to evangelize the owner with my ideas and can also live with it if he doesn’t share the opinion at first.

Then ultimately there are two options left, unless he wants to add fill. Either we support vertically with a wall or a slope. Only the slope solution would actually only be possible if he agreed to slope it on his property as long as he does not build. Our design does not provide for such a slope on our side. Of course, it is clear then that a retaining wall would again be necessary if he also does not add fill during construction.

I see the alternatives too. Asking does no harm but it is enough if he does not know whether he wants to build with/without a basement. I mean, why pile up now if you have to excavate and dispose of it later (as a neighbor).

L-walls only make sense if he stays low. If he goes up later, you have paid for the L-walls expensively. I would slope first, if it does not bother him.

One can basically always suggest all sorts of things - I, as a neighbor who currently does not have to/want to do anything at all, would be much more inclined to respond to suggestions or even just consider them if the proposer clearly indicates that they regard and acknowledge this as a favor on my part. This is just a general note without any specific occasion. (Or rather with an occasion outside the forum. My future neighbor is currently realizing that it would have been better to ask and coordinate beforehand rather than just doing it.)

I am admittedly becoming more nervous about the construction costs. I was actually convinced that the allocated €625,000 for construction costs including incidental construction costs would be sufficient. As mentioned, we wanted to realize briefly summarized:

- 170 sqm living space including basement on a slope
- Carport
- Geothermal heat pump (if necessary, reluctantly optional)
- Controlled residential ventilation (optional if necessary)
- Smart home system (e.g. free@Home, if necessary, reluctantly optional)
- including architect's fee (billing according to HOAI --> this clearly shows the scales we are dealing with)
- Construction method initially modern/purist --> but not necessarily flat roof/Bauhaus

The architect said that since, as mentioned, we have not yet commissioned one and therefore do not yet have a cost breakdown, we will manage well. But when I read threads like this here, I think that is utopia. Any opinions?

I have to confess, I don't understand the draft. So this is a completely normal single-family house - not a semi-detached or terraced house, correct? How wide is the plot next to you? To me, it all looked like terraced houses - but now it says ED for single and semi-detached houses. What is the one in the middle supposed to build if the ones on the outside are individual houses?

In the plan, the garage is placed in the south. In the text, it said garage only on designated areas. But I see the garage here in the north? Or is that something else? I can't interpret the stripe 100%.

But the main question is about the arrangement of the house. If I have the street to the east, an adjacent house to the north, and a high-rise to the west - what would be closer than to place my terrace to the south? Positioned crosswise to the other row behind the house, it results in a narrow, only moderately bright garden strip, which I simply cannot find cozy.

But as I said, it might be that I still haven't understood all of this.
