Go to a general contractor with your plans and have them prepare a SF (self-builder) offer for you, even if just for safety. I assume you don’t have a basement included? Then I find that a bit overpriced.
As already mentioned in another thread, my colleague built a current house for 350k in 2015/16. 160 sqm living space with similar equipment + separate usable area, since it's on a hillside.
I got several offers; the most expensive was 480k including ancillary construction costs with top equipment. Everywhere tiles, even the basement tiled, electric shutters. Plastic windows. Only the work planning and building permit were done by ourselves.
I don’t understand this either, as if everyone here thinks the price is reasonable. Did all those who say that build something similar in size?
One should create a thread where everyone posts their building costs. Best with plans and description of works, as well as construction location. Maybe everyone who thinks the price is realistic had their bathrooms gilded.
There is a basement included, but if I convert it to my square meters your basement already costs much more. Did your general contractor tell you what your shell construction costs? Ours is supposed to cost 146k€ with connections, cistern, drainage and embankment + L-stones (around the terrace and carport 1m and the southern property boundary 60cm). That would mean 210k€ for further construction according to the volume (400€/m3), which I can hardly believe.
Maybe the architect thinks we want golden bathrooms. No idea.

At least the roof should be included in the expanded shell construction at our request. Tomorrow the architect is coming with the offer, then I will have something in hand to compare. The more I think about it, the stranger the estimate (355k€) of the architect is, if the roof is included in the offer.
