Energy renovation and extension, KFW 261 example

I haven't quite figured out the financing yet. We have an appointment at the bank next week, where it will definitely be explained to me, but a preliminary idea would be great. What monthly payment are you calculating for your project?

Total costs for the project are 660,000 including ancillary construction costs. 190,000 equity 50,000 own contribution Remaining 420,000 euros loan. We also have 2 times the program 261 - with a total of 200,000 euros And another 220,000 euros loan from the bank We have a mixed interest rate of 2.7% And the loan from the bank has a fixed interest rate period of 20 years. Payments on Monday 1560 euros

First of all, thanks for the information. For us it looks like this: Price core renovation + extension: 400k Price house + land 270k incl. incidental costs Equity: 100k Personal contribution: 20k Remaining 550k I thought now our loan should look as follows: KFW 300k at 3.5% (incl. 2% repayment) Bank loan 250k at 5.57% (incl. 2% repayment) My original question was where I have to deduct the 90k grant to calculate my final installment! Sorry, maybe I just don’t understand it.

Nowhere for the installment. You simply get a grant and the installment does not change. So you finish repaying faster. That’s correct. And with that, you also know your installment.

But you have to be careful. You only get the Kfw loan for energy-efficient renovation. That means if the energy-efficient renovation would only cost you 200,000 euros, then the remaining 100,000 is not accessible. It’s best to talk to your architect and/or energy consultant about the costs they estimate for energy-efficient renovation. The rest you would have to take out through a normal loan. And with the Kfw loan, you cannot choose the repayment rate yourself. We took the 30-year option. Just under 2 percent interest and 2.69 percent repayment.

300k for energy efficiency works out for us though. One has to say that we have already bought floors, sanitary facilities (toilet, shower tray, washbasin), etc., as well as almost the entire interior furnishings.

So, as I said above, I’m calculating with 300k KFW and 250k bank loan.
