And what costs (only the approvable plan without construction supervision) for a single-family house are we talking about here in each case?

Please keep in mind that a good architect can create a beautiful (and sensible) floor plan. This can save a lot of money due to a possibly more sensible layout.

The first conversation with a structural engineer:
Did you bring a floor plan? I can build that...

Especially in phases 1-4, money can really be saved, and this phase should be very well considered....

In the case of a detached house, negotiation matters, theoretically depending on the cost of the property and the HOAI, correspond to about €10k for a normal house.

This is told to you by the Fee Structure for Architects and Engineers (HOAI), it depends on the object (more expensive, larger house is more expensive; also whether it is detached or has to be integrated into a building gap makes a difference).

Simply put: more expensive house, more expensive planning.

The most expensive architect is the one you "save"



As far as I know, only the architect owes you the "plan approved for permission."



Yes, the HOAI is a framework, negotiating is allowed.

Is there an approximate guideline value for a typical detached single-family house with about 190 sqm and a basement? I am currently dealing with such basic matters anyway, but I am also interested in what something like this costs in order to be able to create a cost plan at some point.
