Although we built with a developer, we had almost complete freedom of choice from what the market offers. Only the stores were predetermined. However, the stores were all rather in the high-price range. In some cases, they did not have the standard in stock or any tiles within the inclusive 35 euros or flooring under 60 euros. Accordingly, almost 20% was added to the purchase price for sampling.

In our construction area, there is a house where the same tiles were installed in the bathroom as in ours (Venis Platino 1000x333mm and Feroker 660x440mm). Built by houses from the same general contractor. Our additional cost is only 40% per square meter of that of the other builders. Difference: We selected the tiles before signing the contract. This runs through all trades. Slowly I understand why the modular system sometimes seems a bit too high here.

We proceeded in such a way that we had already internally decided on a general contractor and then actually pre-selected everything (except for clinker and electrical). For this, we obtained a list of tradespeople, scheduled individual appointments with each, and received advice. We also proceeded in a way that we did not let them show us what they had to offer, but instead brought them what we had in mind. This ranged from specific brands/series to printed pictures from the internet. Of course, this cost us weeks of work, and if we ultimately had not signed there, we would have had to do everything all over again. However, the advantage was worth it to us because, first, we knew whether we could implement our ideas and had a fairly high certainty regarding the costs. Thus, we did not have to plan buffers of 30,000 to 40,000 euros but instead entered the race with a relaxed 15,000 euros. This is how it works with a general contractor if you don't want to have an architect.

Sascha, somehow I don’t understand that. Some things, yes a lot, are already fixed anyway. Of course you choose tiles. But what am I supposed to discuss with the heating engineer? The specification says Junkers. And there is then Junkers, whether they wrap the pipes in blue or gray foam doesn’t matter. If the specification for the roof says Braas Doppel S and the B plan says red or anthracite, then there are only three tiles to choose from. What exactly is there to discuss with the electrician besides the position of switches and outlets? It says 46 outlets, 20 switches, five-wire outdoor cable, two TV and one telephone outlet, attic lamp and socket. You can only briefly discuss if maybe it needs 49 instead of 46. Well, and what they look like, those things, man, you could make a movie about doormats. Or what am I lacking in imagination?

Carsten, what is stated in the construction service description is usually not optimal.
Standard is often just the minimum standard and has little to do with comfort.
Heating engineer: layout of the heating loops, more heating circuits, base for the burner, larger system on the roof, bigger storage tank.
Instead of Junkers, you can also gladly use Viessmann. Controlled residential ventilation is there anyway, usually not included in the construction service description but as an extra...

For the roof, it can also be more upscale than Braas S.

The electrician can gladly make a few wall outlets, which is more practical later than having a floor lamp everywhere, which also needs a socket. Also gladly protected circuits for the microwave and washing machine, light switches, you also like to have a dimmer or an additional toggle switch by the bed. You have worked your whole life so that things can now be a bit more practical than in a worn-out standard from the ’79s.

Etc.

You can also overdo thriftiness
