Which provider for KFW 70 / house construction for €250,000?

Hello,
I wanted to ask if a basement is really necessary? With the budget, it might also be worth considering (unless something about the plot suggests otherwise) whether to leave out the basement. For us, it was too much money for storage space. We moved the heating, etc. into the garage, and the roof over the garage is intended at some point as a basement replacement if the children's room ever needs to be cleared out. (Currently still my husband's playroom :-) )
It was about €20,000 cheaper for us.

Well, a basement would be important to me, especially if it’s “only” about the 20-25,000€ difference mentioned above, then I’d rather save for another 1-2 years and do it for 300k with a basement. Financially, I could currently go up to about 300k, but I wanted to have something in reserve just in case, and I thought it should somehow be possible to get a house with a basement for the 250k, the basement could remain as a shell from my side, I could do it myself after moving in (if that’s possible). Are all the providers who are any good really at the same price? I don’t need a luxury villa, a simple house would be enough. Still, thanks for the suggestion lalala21 :) and of course to everyone else too :)

Hello, we are also building in the south and have obtained many offers. With a basement, nothing was under 300,000 and our basement is purely a utility basement. We also thought for a long time about whether we really need a basement, but from our own experience – we originally wanted to buy a house – we only looked at one house without a basement and that was an old farmhouse. Hello everyone,
I have now been to the model home park Ulm and to 2 other manufacturers.
Massa Haus offers a shell construction (sorry, don’t remember which one x.x) with 120 m² for €225,000 including earthworks, required connections (gas, electricity, water, sewage, etc.), including additional construction costs, cellar, sanitary, electrical + heating fully installed.
According to the representative, what would remain to do oneself is: the floor (from screed up), insulating and paneling the walls (material would be included and delivered).
€25,000 was estimated for the terrace, garage and garden (which seems a bit low to me in retrospect?), while I also heard from another turnkey provider that they could offer a 6x8 meter garage for €20,000?
The land was estimated at €50,000 (which is quite possible for 4-5k outside the city in our region).

Now my questions: I have already read a lot about Massa Haus and am therefore very skeptical about the prices, or does that sound credible to you?
Or if I increase my budget to about €280,000 without land, are there good providers then? Does anyone maybe have experience in this price range?

We also built with one of the subsidiaries of Deutsche Fertighaus Holding (which also includes Massa Haus) and the concepts are very similar. On our construction blog, I once made a list of all the additional costs that have been added to the base price, and that is quite a lot since you do change something here and there on the house. And things like earthworks and basements cannot be determined exactly beforehand without knowing the property, so you can be way off there.

We also had an offer from Massa Haus, and when we compared the offer with others and added everything that was missing or that we wanted, we found that the providers were similarly priced. 25,000€ for garage, terrace, and garden seems low to me. But a garage for 20,000€ is possible. I can only give the tip to scrutinize the offer very carefully because you only get what is documented in writing! See the many entries in construction blogs.
