So, we don't have children yet, and that's the reason now, because with children it would take too long. I have sent many emails with offers now. I want to do it myself: drywall, tiles, floor and walls, as well as sanitary fixtures. Everything else should be done finished. The own contribution is recognized as equity capital by Ing-Diba (at least according to the advisor).

Since I come from the skilled trades, tools and work are no issue. I have at least 10 colleagues in plant mechanics, sanitary, ventilation, air conditioning building technology. Tools are also available. I myself am also an air conditioning technician as well as an electrician. I have many hardworking hands. The house could also have come as a shell, but I really don't have the desire for such a "big" project. It is quite a bit more after all.

I might first need to know what ONLY the house costs to continue planning...

Exactly that is what many people think and afterwards comes the rude awakening, because sometimes some have time, sometimes not. Then something else gets in the way again and suddenly there is no motivation anymore. Since you come from the industry: Calculate how much time is probably needed for the individual trades and how many weekends that will take. And then ask yourself honestly whether you would be willing to spend that much time for a (very good) friend or for a colleague!

We have a couple here in the area who also built with Massa Haus, complete interior finishing, painting, flooring work, etc., they did themselves but also hired a few craftsmen. The two of them needed a year and worked every evening at least 2-3 hours and correspondingly more on weekends. But the two were also very disciplined and enjoyed it. However, without free accommodation that would not have been possible for them. Be honest with yourselves ... what will you do if you really end up alone and suddenly have to carry both your old apartment and the financing!

And also pay attention to my list of costs!

He mentioned 1,200 € including heating costs above. So the ancillary housing costs are already included. The loan installment will therefore certainly be below 1,000 €. This means the credit limit will more likely be between 200,000 € and 250,000 €.

Ok thanks Friday I have the appointment at the Ing-Diba - Bank let’s see what comes of it. That will also show whether we have a plot of land 100,000€ for 450sqm Good location. Hopefully everything works out.
