Is the city villa price reasonable?

My husband and I as well.

Is this statement now binding? I ask because it sounds so contradictory and I did not know that from our property search last year in the Leipzig region. Then it seems Kern-Haus and Massiv Haus Sachsen are somehow connected or am I misunderstanding that.

Who is selling you the plot? A private person, the municipality, a realtor, one of the two house construction companies...?

If the plot is indeed tied to one of the two developers, there is unfortunately no choice anyway. But the price does not seem exaggerated to me.

I came across the property through Eilenburg itself (city administration).

Here, I had myself put on the reservation list (by the project developer). These are still being developed.

Then I was offered a plot (30 are being created) by Massa Haus and Kern-Haus, of course with the intention of persuading me to buy a house.

After that, I contacted the property developer. He found it scandalous and thanked me. With the remark that I will definitely get a plot.

A month later, I have now learned that Massiv Haus Sachsen is also advertising with these plots. Here I was told that only Kern-Haus and these are allowed to build there. This is what the project developer wants.

So I spoke to him again, he beat around the bush but finally made it clear that actually only Kern-Haus and Massiv Haus are supposed to build. But I should not worry and continue planning with the Bauprofis.

In the meantime, I had contact with Massiv Haus and am now where I am.

The boss of the Bauprofis can't help me here either. He told me they probably have a deal with some commissions... of course, in the end, I pay for that, certainly with the house price.

The cost breakdown is too small (screenshots are not large enough) If I scale it, I cannot make out which costs are being offered or belong to your calculations. In some parts, nothing is even specified, just a gap.



2000€/sqm living area... built in 2019 Upgrades electrical, sanitary and co. 10,000€ Own work materials flooring/painting 15,000€ Necessary paving and splash protection landscape gardener 10,000€ Own work outdoor area 10,000€ Carport/shed 10,000€ Additional construction costs 35,000€

these are guideline values that have proven themselves.



Land and soil can also change in the neighborhood

Fixed prices are based on the construction service description. That is often not fluid, meaning that often and many additional costs are built in by the builder.

Edit: Google tells me that Massiv Haus Sachsen Town & Country is... indeed, quite a bit more comes on top!

Thank you. I still can't fully understand the whole back-and-forth situation. Is there anything in writing or can you inquire at the municipality? Even if the municipality has handed over the project development, the project developers are not always completely free to decide who builds what with whom.

I have a tiler, I get him for free (brother). I just have to pay for materials. For that, I get a €16,000 or €20,000 credit. I don’t need a carport if I have a double garage... I don’t understand that.

Paving work will be done, I have calculated €10,000 for the driveway. I have also calculated €10,000 for sanitary/electrical upgrades. I have also calculated €10,000 for the exterior; a house grows too... no one is finished on the day of moving in.

But that has nothing to do with the €100,000.

I was concerned with the comparison of the two houses and their prices... that has nothing to do with garden etc. for now.

This is simply a realistic calculation. You wanted that!
If you insist on a DG, just replace the 10000 with 25000. That’s how it should be understood.

As I already said: that is neither apparent nor comprehensible.

From whom? Town & Country? Do you have that in writing?
