Hello everyone,

thank you very much for your answers.
We have now spoken to the owners as well as the painter.

So the price 145T€ refers to the house 185m2 including windows (triple glazing) as well as the roof. BUT: The property is a leasehold property with a term until 2108 and annual costs of ~2000€ from the Protestant Church.
We would therefore still need the rest such as screed, heating, electricity, sanitary, floors, etc.....
Regarding the building permit, we have the information from the building authority that we would need to extend it.
We will now initially commission an expert to look at the shell construction.

hope that 150T€ is sufficient...

An extension of the building permit is, to my knowledge, just a formality and may cost a few euros. The main thing is that things already installed do not suddenly become illegal.

[Erbpacht]? Are plots of land so rare where you are that people do this? The land is not included in the shell construction costs. You should probably mention that right away because it suddenly has a completely!!! different value.

You buy a shell construction because:

- you want to save a lot of money! (one person's joy is another's sorrow)
- you are afraid of bungled construction work during the shell phase (a lot can really go wrong there) and want to already have a finished outer shell
- you don’t want to deal with the endless waiting, the paperwork, etc., before someone finally starts digging...
- you are not very decisive and are glad that many decisions are already made
- finding the right plot of land is like winning the lottery

If the shell construction WITHOUT land already costs €170,000, and then another €150,000 for completion, the price is not really that cheap anymore.

I personally wouldn't buy with a leasehold either. 5k per year, probably including inflation surcharges. I want to be done with it by retirement and not still pay "rent" for the land.

From what I learned about it and after consultations here in the forum: if the shell is okay in terms of substance, 145K is quite acceptable.

The issue with the leasehold: Here in NRW it is not uncommon. The lease term is long enough, and the church occasionally offers a purchase option. I see no obstacle in the leasehold.
2000/year = 167 per month. That can be used as a rough estimate. Whether buying (capital costs) makes sense and the church agrees... you have to calculate yourselves.

Counter question, why is construction not continuing? How long has it been on hold? I would be selfish and try to push the price down further. Maybe you are the only serious interested party.

Why not?

Leasehold, by the way 2000 and not 5009, has the smooth advantage that you have more money left for living during your middle phase of life, while in old age around 200 per month doesn't really hurt.

Our village has, besides the agricultural farms and the village center, almost only leasehold plots.

Of course you have to deal with it first, but especially because nice plots don’t grow on trees and as mentioned above, it shouldn't be a deal-breaker.
