You, no idea at all. I don’t have an instruction manual for the questionnaire handy right now. I don’t understand anyway why anyone would have a problem filling it out.
Sorry about that. Perhaps it’s because I couldn’t find the questionnaire you had intended for this. Honestly, I still don’t know. The questionnaire I used didn’t ask for such information either, otherwise I wouldn’t have deliberately left out these details.

I read from this that you haven’t bought yet – stick to that, keep looking! My impression is that the bank wanted to use an architect from among their comrades here, who, judging by numerous details, in my opinion, does not have experience in serial building / duplex projects. Based on the status of the plans, I assume that the building application is already approved and therefore from the authorities’ perspective what is drawn can remain as it is. However, in my assessment, the house connection room is almost tailor-made and could cause problems if in twenty years the then-current model of "heating boiler" has different dimensions and the neighbor distances to other installations or the regulation-compliant working space for the fitters no longer fits. The "multipurpose room" appears to me as a leftover floor plan and it is not the last room that does not convince me. If I go distribute a few likes in the previous posts right away, that in this case does not mean "yes, that could be done", but rather the distancing from this project would be my clear "Plan A". For further searching, there are, among other things, the 11ant Barthel tips ;-)
I find the design less convincing in some respects than the models from the "usual suspects," so perhaps other interested parties will also show restraint in purchasing. In this respect, you could make an attempt to talk the bank out of one of the duplex building plots and team up with another interested party to commission an alternative plan.
For me personally, that would be a shame because I was pleased to see a design here with only a few nonsense fantasy dimension-patching pockets – but as I said, otherwise the planner does not seem to be the first choice to me. Local banks, due to their structures, are rather mediocre professional developers. But at least they are quite solid. And you can have reasonable conversations with them, not only about washing machine niches.
You hit the nail on the head. The architect is definitely connected to the client, which you can find out after a short internet search. Whether this architect has already planned or implemented other duplex halves, I cannot say – I did not find any relevant references at least during a quick internet search.
As you suspected, we have not yet bought the duplex half. We wanted to inform ourselves first about the various topics around house construction. It was especially important to us to exchange ideas with people who have more experience in this area and can view the whole thing from a different perspective. I myself try to acquire knowledge via Google or by passive reading in the forum, but it’s not that easy – after all, the subject is quite complex.
It will not be possible to purchase the plots separately, as construction work will already be carried out on each plot. Accordingly, I assume that the work will also proceed as planned. Maybe many interested parties do not see some "problems" as strictly as we do. :-)
My sweetheart works professionally with proofreading, I will cheer her up right away with "singular’s" as plural ;-)

Due to your proposed layout changes and advice – some of which can no longer be implemented (e.g., because the masonry on the ground floor is already standing or the bathroom’s position on the upper floor is fixed) – we have decided not to pursue the purchase of the duplex half further. So we remain on the lookout for a plot or a suitable duplex half, and until then I will diligently continue reading here in the forum and at some point ask for your advice or your assessment again – hoping that you will be just as helpful then. :-)
