Application for a new development area: Selection of plots

I can only report how it went here with us. The semi-detached and terraced house plots were purchased by the developers who then worked with the municipality to change the zoning plan. Now, all 3-story apartment buildings are being built.

Oh, that is interesting. Something like that could have happened around here as well. We were once close to signing a contract for a semi-detached house from the developer. In that area, two developers are building, basically split evenly, mainly bungalows and semi-detached houses. A single apartment building was marked in the initial plan. We didn’t follow it closely after that, but now there are several really large apartment buildings standing there, and I cannot for the life of me remember that they were planned from the beginning – on the contrary, I am quite sure that a large part of the area was also designated for semi-detached houses. I still have the drawing in mind, as it was a topic for us back then; we didn’t really want to live directly opposite such “blocks.” But those actually ended up being built there, and I had already wondered how that actually happened.

So I would pay close attention to that and by no means rely on drawings, verbal statements, etc.

The municipalities develop building areas according to the demand for building plots presented to them, and preferably want to supply their own citizens. If no one comes to buy, you can’t let the area lie fallow forever. The developers build what sells, i.e., they think in sold units; they personally have no contract regarding form and color. If investors prefer to buy six condominiums instead of three semi-detached houses, then plans are simply changed. As I said, it’s a business (for the commercial players). The home buyers or builders just dream that they are the main characters in the game.

Proper new development areas (with us), not just the 5-6 houses of a side street, are divided percentage-wise into single-family houses, semi-detached or terraced houses, and multi-family houses. But everyone has to adhere to the respective development plan. I cannot find an oversized multi-family house anywhere. Three stories are still tolerable in my opinion. But there is more activity in the yard, that is true. Nevertheless, as an owner of a single-family house or semi-detached house, you are nothing better.

That has nothing to do with better or worse, but everyone has their own ideas and wishes about how they want to live. It is definitely good to know what is being built around (or could be built), so that you can rule out certain things. Of course, assuming you have a choice at all. For us personally, it simply was not an option; we just wanted to live much more quietly. Now there is an 8-car carport in front of the apartment building, and the semi-detached house is directly opposite; that simply would not have been nice for us.

Take a walk through the built-up area west of the new development area, I just checked it out on Maps... ;) Otherwise, even if possible, I wouldn't want to build on plots with existing old buildings. The owners are usually not too happy that you block their maybe nice view.. My favorites would be, without having read all previous tips, plots 3-5, maybe also 6, simply because you don't have direct neighbors at the back of the garden and in the west the setting evening sun, if I am orienting myself correctly and if that matches with what’s on Maps. If the trees stay there, it could be a bit problematic with photovoltaics because of shading. I don't write here often, maybe you're still interested. ;)
