Briefly, as I calculated. 50k additional costs 25k garage 25k exterior facilities (with driveway, terrace, lawn, and fence - that should fit) 320k for the house, which is 107sqm living space according to the usual rule of thumb. With 170sqm, that’s only 1,890€/sqm living space. Even will have to agree with me that this is "more than ambitious."

excuse me, but that's no excuse for handling the questionnaire carelessly. In your own interest, I would take the weekend to review your expenses. Because just "eyes closed, I don't have anything there", that doesn't work. If you want to manage many tasks on your own, then you should be diligent.

One should be honest with oneself.
Will your buddies and acquaintances really support you for months after work and on weekends?
Do they have access to the necessary tools?

Because that's what it takes to build a house yourself.

If you mention masons. Do you want to do the masonry yourselves? You need heavy equipment for that, and just renting the machines costs a five-digit amount.
And which craftsman continues if he knows that the previous step was not done by a professional company? Doesn't someone need to sign off on that too?

You are young, and as a service technician you are probably used to physical work. But be careful not to overextend yourselves.
This will be hard work, every day, every weekend, for years.

I agree with the previous speakers, too much own effort, too much just to save and not have it done. If the plots are so cheap, I simply cannot imagine that the shell is so expensive. This means that existing properties should be available at a good price.

I would rather advise you to tackle something like that. Then you're in and can still do some handiwork! And don't underestimate the topic of children. They cost a lot of money but also bring much worry and joy.

We are not building the entire house ourselves. Only the earthworks & masonry work we want to largely do alongside. For this we have a concrete construction & masonry company in the family. Of course that costs money, but thanks to family it is cheaper for us on weekends. Otherwise, much is outsourced: roof truss, windows & doors, screed & plastering.... the outdoor facilities will be done by ourselves again.

Here in the forum I ask myself the following question: Are all regions in Germany viewed equally here? I would say Bavaria compared with Lower Saxony? I have some friends who built over the last 2 years & calculated 2500€ for house, garage and outdoor facilities. (I actually want to calculate with 2600-2700€) and still stayed below that (normal own contribution). Yesterday I received a new catalog from a prefab house builder from Schleswig Holstein, they offer a turnkey single-family country house 140sqm for 220k€. That is 1600€/m2, it is written here that such a thing is not possible even with own contribution? We are talking about a 55er house. I find the surcharges for a KFW40 house too high, KFW now also doesn’t offer the best advantages. Maybe politics will change something anyway soon?

Regarding existing properties: Currently a 35-year-old house is being sold for 350k€ including additional costs. No photovoltaics, relatively "old" inside, meaning you have to invest quite a bit again. Is that cheap in comparison? For years people have been talking about houses getting cheaper, but with us the opposite has been the case so far. Otherwise mainly large farmhouses/farms are sold, which are not an option. Fun fact: 1.5 hours driving time from Bremen & Hamburg, the houses are usually sold to city dwellers who want to move to the countryside & are, of course, bargains for Hamburg.

Regarding child(ren) we have also already calculated everything generously. We have the advantage that from 3 years old, the daycare is free. Nevertheless, we budget money for this, because until a few years ago it was not free.

You have a masonry company in the family and you are not building with them? If they don’t know the problems and prices, who else would? They also know carpenters, heating installers, etc. with whom they usually work. With such people at your side (really BY your side) you need an architect in my opinion, and then you can get started if you want/can still contribute a lot of your own work! But at the beginning I read the word "dream" and that makes me flinch. Get a binding commitment from these people including a statement of what you will pay for their work & materials. That still sounds way too much like a dream to me... Your related masonry company can tell you what the shell including all earthworks and additional costs (sewer etc.) will cost, that’s their business and they know reliable trades. So why should you work with strangers and risk ending up with the wrong ones? That makes no sense.
