Can't you save more with a prefabricated basement or prefabricated garage?

A little. But it will not cover your lack of financial resources. Partially finished does not make you happy and entails follow-up costs that may also not be covered.

Make a room program - you won’t be the first to build without a basement.

And then go to a general contractor who will calculate all of this for you.

A developer is someone who sells a (often in consultation with the buyer) developed plot. I assume you mean a general contractor (as opposed to individual awarding of trades)?


Yes, time (significantly) – money, however, not. Prefabrication doesn't save work, only the time spent on the construction site. Prefabricated garages as double garages generally do not exist; they are assembled from two partial buildings. With a common gate, this means they consist of a front and rear half. The only advantage of a prefabricated garage is as a single garage for the building setback, where the savings on wall thickness (= >> more clear width) can be well used.

Currently, the fine ounce garage generally costs a fortune.

Then I have to ask stupidly again... A general contractor is something like Heinz von Heiden or Town & Country? Or exactly not these?

Hello,

we have exactly 198 m² with two children. With upscale fittings, we paid just under 400k, including all additional costs, kitchen, solid double garage, outdoor facilities, etc., without the land. If I were to start again today, the house would have a basement with a workshop, but two years ago the construction sum with a basement seemed too high to us – it would have cost 65k.

In BW you can probably only build for 400k with "basic" fittings and without a basement. If it comes down to that, the attic should be well usable as storage space, i.e. with a "proper" door and stairs.
