Floor plan optimization of a single-family house with a basement on a small plot

Mh, that's nothing either. My initial concern was how it could be possible to accommodate all rooms on 2 levels. It's simply the squaring of the circle - budget - room program - plot size. Looking at the Google image, I wouldn't have a problem building everything above ground. "the tower" fits quite well with that.

Actually a really cool floor plan, but with the conditions whether it’s possible or not, I wouldn’t know anything exact either, but if says probably not... hmm..

By the way, I spoke to the planner today and explained our "problems" to him, also asked again if and if yes which alternative he would know compared to a basement. He said he’d take a look at how it could possibly be solved on the property with (as you all already write) possibly 2 full floors + attic.

By the way, I just found out these numbers as well: the plot is overall 60-80 cm below the street (so it’s practically level as thought), but according to his current "plan" it would be raised with the basement excavation so that the wastewater from the ground floor doesn’t have to be pumped all the way to the sewer line. I hope I understood that correctly and expressed it accordingly...

Oh, ok, so more time to save up

That would be great, the architect will also ask again at the planning office of the development plan.

Exactly, those are the apartment buildings I meant, in the rest of the residential area there are also 1.5 floors and further north the farmsteads.
I didn’t want to write that so precisely because my husband is always very careful about data protection etc. But you found the correct spot there.

That actually would have been one of the floor plans we liked without a basement with a large plot, but I also see the width problem here like .

Great, thanks, also a nice idea.

But of course it also depends on personal taste. But yes, it’s true, it would probably fit the rest as such.

mh yeah sure it's about the taste. You have to die once Budget is usually limited The plot is as it is then only the spatial program and optics remain You can fit 2 levels and the spatial program on it. Only 1 bathroom, quite cramped, none of the rooms are generous. Do you want that or rather 3 levels

You might also be able to play around a bit with the design. A high knee wall on the upper floor and then an attic as a fallback space. Similar to Lichthaus 152 from Town & Country or would the design also be no good?

Yes, that would have been ours in terms of appearance as well.
