So, there is now news from the front, currently the following offer is on the table, I will try to summarize briefly:
Single-family house according to the Energy Saving Ordinance in simple construction (no bay windows, dormers, etc.) 1.5 floors, knee wall attic at least 100 cm above finished!!! floor,
walls in sand-lime brick, with Styrofoam insulation according to calculation (presumably between 16 and 20 cm) facade plastered in white.
130 m² living space (70 ground floor, 60 attic), fully basement
On the ground floor living-dining room with open kitchen, hallway and guest bath with shower (barrier-free with Aco shower channel)
On the attic 3 rooms plus main bathroom (bathtub, double washbasin, WC, barrier-free shower (Aco)). Ceramic Villeroy & Boch (Subway 2.0) everywhere.
In the attic each room has a "3/4 window", flooring laminate, bathroom tiled
On the ground floor in the "main room" (living, dining, cooking) 4 floor-to-ceiling windows, a terrace door with 2 wings, a "3/4 window" (all with electric shutters), in the kitchen 2 normal windows with manual shutters (which probably will hardly be closed). Interior doors hollow-core rebated, one glass door from the hallway into the living room.
In the basement is the garage with a slightly sloping driveway in front, meaning the house stands above street level, the technical room, storage room and an office (in addition to the 130 m²)
Except in the technical room, garage and storage room there is underfloor heating everywhere, supplied by a Viessmann heat pump (split unit)
Additionally Zehnder ventilation in the ground floor and attic.
Front door and windows are from Pax, garage door Hörmann with remote control.
Basement stairs are reinforced concrete tiled, stairs to the attic are wooden.
Electrical equipment normal, so enough sockets, several built-in spotlights in the hallway, kitchen and bathroom, large Hager meter cabinet with 2 meters, Cat over 10 I believe, Sat 8x etc. but no KNX or other expensive gimmicks.
Basement and ground floor completely tiled.
The roof tiles can be chosen by us, are from Braas.
These are roughly the key data that come to mind.
Before I name an offer sum at which some will say too expensive, others too cheap, it would be interesting what one or the other experienced builder or planner (building expert???) would estimate for it.
