I first drew a layout on paper and then in the program, as I understood it from your description.

Ground floor: hallway, kitchen + kitchen island + built-in kitchen cabinets, living/dining area with fireplace (at least 35 sqm, rather long than square) and with doors to hallway and kitchen that can be closed (double doors each), children’s playroom/guest room which may later be used as parents’ bedroom, small office 8-10 sqm?, guest WC, garage, sauna and shower/toilet next to garage + storage room + utility room with heating
Upper floor: bath + shower + tub, utility room + washing machine etc., 1 master bedroom and 3 children’s bedrooms, master bedroom with dressing room with door to the hallway. Small storage room
Stairs with landing.

Granny flat
Bath + shower and tub, bedroom, guest room, kitchen combined with living/dining area, storage closet

If you have to give up anything, which details/extensions
- you can give up: preferably nothing
- you cannot give up: everything

Why is the design the way it is now?
What is desired:
- Garage at the house, set back to the rear (single-family house urban villa style)
- Kitchen at the front of the house, living/dining area in the back
- From garage through a hallway to the garden
- Entrance door centrally at the front of the house WITH small lateral protrusions and the door recessed backwards into the house
- Southeast garden + terrace
- The rest as stated above

The question then arises, why separate the office and guest room for family use? Especially if it might eventually become the parents' bedroom. Better to have a proper room then.

Another question ... 1 or 2 cars in the garage? In one plan it was only 1 car, and where should the parking spaces go?

Why sauna/shower next to the garage? What is the main requirement for the sauna? That both units can use it? That there is access to the garden? Having the sauna/shower next to the garage gives you a location, but no fundamental requirement for the sauna.

There are so many whys? from me. I can't list them all quickly. They are too restrictive. For example: why does the sauna have to be behind the utility room? You have actually just described your bad draft. Question: would you like to move into the [Einliegerwohnung], if you were in the place of the parents? Regards, Yvonne

The office should have its own room because I do a lot of photo editing and need quiet for that. In the playroom, our small children will mainly be playing, where many toys will be lying around.

From the sauna, one should be able to go outside easily in order to roll in the snow in winter, and so that you don’t dirty the whole house, it should ideally be as close as possible to the back exit, where there should also be a shower to rinse off after work or gardening without having to go upstairs. Friends have theirs like that too, and it’s quite practical. Right now it is in the attic, which is not so practical.

I described what we have in mind; the reason I drew a rough draft is because I am not the best planner and the various corners were added gradually. I also included the floor plan here to get feedback and tips.

Yes, I would also live in the granny flat; a passage from single-family house <-> hallway <-> granny flat should also be available.

One car fits in the garage with some space left on the sides to store tools; with 5 meters width, it would be possible to squeeze in 2 cars if necessary, though tightly. Otherwise, 3 cars could be parked in the yard up to the neighbor’s fence or 1 in the garage and 2 in the yard, keeping the garage driveway clear.

That's exactly how it looks: as if the corners were virtually accumulated over the course of the number of drafts.

A single garage—even if parked very close to the workbench to fit a second car in—does not fit this house ensemble size.
