You can now trust the Federal Office or listen to the many builders here who have built recently. For a mid-range house in Bavaria, we are at just under €3,000 per sqm excluding additional costs, including earthworks, hillside house, one floor in WU concrete, one in Poroton. Roof not developed. Photovoltaics etc. are not included in this calculation.

...without anything, even in Lower Saxony, where we are still very cheap, the sqm starts at €2200 with general contractors and that is really the lowest standard without additional construction costs, without outdoor facilities, terrace, carport, etc.

All in, we would have paid about 600k for 200sqm of living space, excluding the plot of land. Mind you, also without frills like KNX, huge terrace, massive photovoltaic system or similar.

We then canceled it and are now waiting for the new KFW subsidy for existing buildings. Then we'll just renovate our house...

Hello,

we built in Cologne in 2021 and I can confirm the costs of my predecessors.
The planning costs on the part of the house builder were by far exceeded.

Here are a few examples:

House was supposed to cost 260,000 and after over 2 years of construction time finally 300,000 €
Connection costs planned: 8-10k, actually over 22k
Outdoor facilities planned 10-12k, actually we are currently just under 40k (also due to some special requests,
but even without these we would not be under 30k)
KNX is the only thing that was planned under 50k and also stayed under 50k.

I remember that at the contract signing in 2018 my limit was about 500/550k.
Last week I roughly added up all the invoices and was already over 700k.

One more word about the Federal Statistical Office: Unfortunately, in the current situation these are only statistics that
were used and I don’t know anyone whose calculation of the additional construction costs in 2021 came even close!

I don't know where the Federal Statistical Office gets its figures from, but for a single-family house you definitely won't make it with that. Until 2020, the rule of thumb in the forum was 2000€/sqm (higher in southern Germany), then 2500€. Meanwhile, I believe 3000€ is a good benchmark, especially if you don't want to go for the cheapest fittings.

My own contract from early 2021 was for the turnkey house with a slab foundation but without a kitchen at 2700-2800€ (built in BW). There were hardly any offers below 2500€ at that time.

Generous architect - so 4,165€/sqm.

None of my clients manage to build that - and we are then talking about luxury apartments in the segment from €15,000/sqm - and heating and electrical installations are already included.

You are beyond all of my professional experience.

No idea where you got the number from. I have one from 2020 in mind, back then it was just under 2000/sqm. On average for the realized single-family houses nationwide. So the past. Meaning those who moved in in 2020 calculated in 2018. Last year, I believe construction costs rose by about 15%. The years before that somewhat less but still significantly.

So you can forget your numbers.

And we’re talking here about average construction costs. Pure construction costs. No additional costs, no architect, no landscaping.
And your list of requirements is far from average.
I can’t judge your region... that still makes a difference of +/- some amount.
