Hello everyone,

thank you very much for all your comments and assessments, I share most of them as well :)

- The division of the plot is based on the current layout of the parcels. A change would be possible (also according to the development plan). If divided in the middle, a house width of max. 7.25m would be feasible.

- Larger plot + more living space naturally costs more at first (but the value of the property will probably increase disproportionately due to a better layout)

- I share the objections regarding the unknown neighbor. However, this is not fixed yet. Once it is, it makes sense to coordinate the plans as best as possible.

New planning scenario:

    [*]Plot 287 sqm (10.25m x 28m)
    [*]max. footprint: house 7.25m x 11m + garage 3m x 8m
    [*]floor area ratio 0.8
    [*]site coverage ratio 0.6
    [*]two full floors
    [*]gable roof 35°
    [*]eaves height 6.50m

Living space still 135-145 sqm :)

How high do you estimate the construction costs per sqm or per sqm basement if you join forces with the future neighbor?

Just as high as if you build alone. Just plan with €3,500/sqm living space + €50-70k for the basement + additional construction costs of €30-50k.
I still maintain that your half will cost €600k (including buffer, excluding basement).

Shared construction costs are very rare. Possibly for the outdoor facilities. Maybe construction water and electricity can be shared (must be clarified with the construction company beforehand). But connections etc. have to be commissioned separately anyway, the suppliers do not give travel discounts. If you do a lot of electrical installations you can coordinate the orders and save about 100 EUR delivery costs per (saved) truck trip, but both parties would have to participate and always order from the same suppliers etc... So the parking potential due to coordinated construction I would see at around 1000-2000 EUR, no more.

Exactly - that is the main function of the home ownership: to be a nest (Uterus II / little paradise) for the offspring, which as a secure space strengthens their feeling of security. When they have become light-shy puberts, one can aim to shed the cocoon and exchange it for a wellness house for the parents. Neuschwansteins are overrated and could not really make the king happy either. In absolute numbers, yes. But indexed to Munich's purchasing power, it should work out. It’s not quite like Sylt. I consider a permanent on-call duty or even a residence obligation in one's own thread to be exaggerated.

Good heavens, according to the opinion of some here, you would have to demolish just about every semi-detached or terraced house because it is only 5.5m wide.
