That’s nonsense. An unprecedented situation. We always wanted to get out. Forest, lake, cycling. Staying only in the garden would have made us crazy!!

If that was all the OP needed, then he should just buy or lease a allotment garden, then it would be fine and he would have no restrictions.

The funny thing is that you yourself are competing here with numerous interested parties, you're on eternal waiting lists. Whoever buys a little house and is not willing to make compromises in terms of quality of life, meaning: going on vacation once instead of three times, driving the used Opel instead of the Passat, studying the flyer on Sundays to shop cheaper and then still wanting to live in the city center of Munich, well, then I just have to laugh.

One does not exclude the other, but a property always goes hand in hand with provisions, investments, and work. A property is an incredible luxury and an increase in quality of life, I can hardly wait to move into mine, but the thumbscrew has to be tightened here and there, nevertheless one can afford it... if one wants to.

Unfortunately, once again an assumption that cannot be true at all. Graduate and civil servant probably means A13. According to the table for A13 in Bavaria, the €3,100 net probably corresponds to tax class 4 and the private health insurance is already deducted here. Switching to tax class 3 brings about €500 more per month. Since the wife has no income or probably only receives €300 parental allowance, any repayment is very limited. Alternatively, if staying in tax class 4, there is a refund in the mid four-figure range.

Enough digressing. With that income, I would generally tend to opt for an existing property and a lot of own work. With fewer financial obligations, you will then also have the chance or possibility in the future to reduce your working hours.
