I find all the numbers confusing because I’m not sure if they apply to the apartment or the new house. Anyway, since the house fits in every respect, I would just buy it. Ask other banks or a broker.

The property also uses the standard land value for the plot, which a) is based on past data and b) amounts to about 1/3 of the market price here. The bank always values cautiously.

The bank determines an internal value - lending value and market value. And that according to internal bank guidelines. In case of doubt, this has little or nothing to do with the purchase price.

The property = the bank :-) One should not do a projection and write in the forum at the same time.

Yes. Just as a side note. For the speculation tax, 3 years apply (07/21 - 01/23 is also 3 years)
