Thanks..
We primarily want to build for ourselves... the kids will probably go their own way... that's why a bungalow... and if we get too old, we will sell it... that's the plan... it is a very popular location here... I think one can easily get rid of it even with hereditary building right...
It's just the thought of how it will feel that makes me doubt a bit... that's why I'm looking for experiences... thx

Presumably, everyone feels differently about that, so I don’t know if other opinions will help you. Take, for example, the post about the house where someone committed suicide. Countless different views and feelings.

Also ask yourself, what is the alternative? The tiny plot is obviously not it. We are currently moving towards Plan B: renovation. If that’s not something for you and you can't get into the spots in the development areas, and you can’t afford the highest bid, there’s not much left.

Oh, I haven't read that yet... yes, we actually don't really have a real alternative that we'd be happy with... Thx

I correct: You only pay for the house, lease the land, and when selling you also only sell the house, so nothing with "less"

No, one does not. Definitely not.
already wrote it: with financing, no one thinks about the fact that it belongs to the bank.... because it belongs to you.
You are the owner.
I am also registered in the land register for the leasehold - but I somehow don't care about that either.., I live, ponder whether we are healthy, about tomorrow’s food and the meaning of life, but not about who, how or what is with the land. I am the owner.
It is also arranged as my garden, which I enjoy, my thoughts definitely do not drift towards the lease.
You pay your property tax, end of story, all that makes you the owner. You/.., I stand on my land (leasehold) just as proudly "mine" and look at my great house and what a great life I have. Great garden, silly moss in the lawn, and the neighbor could mow again sometime. My house, my land, my neighbor.

Hmm great if you can hide it like that. I personally couldn't. But that is quite subjective. Your other property also has flaws that would annoy you every day, so unfortunately you have to bite the bullet somewhere. Which one is best for you personally, only you know.

On the other hand, I do not see the financial argument as a disadvantage. A 150 sqm single-family house, 25 years old, was just sold to us for 800k. With leasehold... No one can tell me that the HOUSE itself is worth 800k... And we have had such cases several times before.

There are many perspectives on the topic of hereditary lease - and some are very emotional. From a societal point of view, municipal hereditary lease is certainly excellent, because the land remains in communal ownership, the assets are preserved, and the usage generates income. From a private perspective, hereditary lease is not such a good solution once you think beyond your own generation and want to leave something to your descendants, because what has been built up eventually returns to the community. If you only consider your own lifetime, hereditary lease is certainly an attractive option that conserves liquidity.
