So everyone is free to do as they please, thank God people are different...sometimes I still frown.

Overall a somewhat upscale equipment, but 80 sockets and 3 x LAN? That’s rather on the lower end...what about SAT/cable?

Flat collector is not the same as drilling

With KfW55 it’s not just about the material etc. but also about having it verified and certified...that costs even more, especially if it’s not a prefabricated house. Think about whether you even need the "certificate"...regardless of how you build.

I’ll venture a prediction that in the end you’ll easily need 100,000 EUR more...

2. Adjust financing
Of course, you have brought yourself into a suboptimal starting position here.
The main contact person is, of course, the financing bank, which is now naturally at an advantage.

What should be checked:
[Baukindergeld] included? In Bavaria, there is another 10k per child.
KfW? For example, KfW124? They would also go into second rank.

I do not find the construction costs or your wishes excessive, and we currently have a very similar problem at home – my wife is worried that the construction costs will get out of hand, and I have a tendency towards "special" detailed solutions, aesthetic demands, and tactile quality. If your husband is similar to me in this respect, the following approach might be worthwhile: Identify the cost drivers and consider what new and innovative alternative solutions exist. Present your house as a reference project for a good price. An architect can potentially be a good advocate. You might thus reduce the costs, and your husband will simultaneously be happy about clever solutions. There is generally potential in almost all positions. Oh yes, in practice the construction costs do naturally get out of hand with the many individual decisions made during daily coordination with the craftsmen. Here and there, a few thousand extra always come up when one thinks that better is the enemy of good. That must absolutely not be allowed if the budget must remain within the planned limits. There may be further potential for discussion and risks on your side.

Flat panel collectors are also not possible due to the ground work. We are very strictly regulated here. We have already considered that, but the plot size wouldn’t be sufficient either.

We get energy consulting for free.

We don’t want SAT and cable, we have discussed LAN, that is more than enough for us.

We don’t really have a sense for the number of sockets, but since one socket costs us 30€, we can still adjust that according to the electrician’s suggestion (where he places what) without spending a fortune.

Could you break down more precisely where the 100k could still be missing? I’ll have to plan for that somewhere...

Thank you for your words! I am fully aware that there should actually still be a buffer... The first step is certainly to swap the garage for a prefabricated garage in the standard size. Let's see what might still be possible in coordination with the companies.

Wow, our general contractor price was even cheaper. I thought hiring separate trades was cheaper? Are they made of gold?
