I just drove by the property again, and somehow it looks like there is more than a one-meter slope :-(. So far, I really have hardly any knowledge about the subject, I will ask someone who knows about building, maybe they can assess it better. I don’t believe it’s a water protection area, the groundwater is apparently very deep, which would probably be more expensive if you plan a well. Would that have to be stated in the development plan regarding the water protection area?

The property is not being sold by the municipality, but by a private person. It is located in an old residential area that has already been quite built up for a long time; the street has also been completely finished for decades, so no current development costs will be incurred.

I don’t know yet when the very old house was demolished; I would have to ask the seller.

I don’t think we would fully use the possible building envelope, that would be 15 x 14m! In terms of style, we are imagining either a city villa with 2 full stories and a hipped roof or a classic 1.5-story house with a gable roof and large dormers.

I don’t have a concrete idea about the construction costs yet; first we would have to get approval for the property before we can think about it concretely. In any case, we don’t have to build as cheaply as possible; we already have the budget for a fairly luxurious house with at least 200m2 of living space.

I have a note: some municipalities only charge for streets when the last building gap is developed. I would clarify that. However, since there was already a house there before, it might not affect you if the municipality charges that way. I only know about this case because it currently affects a colleague who was the last to build on the street, and now all residents are receiving the bill for the municipal road that was built back then and now has to be renewed again.

I also rather don’t believe that, since the property was already developed; but trying makes you wiser, see post "Der Da".


Then that’s good; I have read a lot here and prefer to remind once too often than once too little about construction costs

Waaaaaaaaaaah, I am so excited! We got the approval for the plot of land over the phone today!!! The seller is now handing it over to his notary, and then hopefully we will soon receive the purchase contract for review. This can’t take forever, can it? Such contracts should surely be pretty much pre-made and lying in a drawer at the notary’s office? Oh, nothing must go wrong now!!!

Nevertheless: the buyer has the right to choose the notary for a reason

Yes, I know. I would have preferred that too. But the seller is an older gentleman who wants to clarify something with the notary regarding inheritance to his children at the same time. And before it fails because of that, the notary is not that important to us. We would have paid more for the property, but he already accepted our second offer. That’s why we will have the purchase contract reviewed by a notary/lawyer we trust and won’t insist on choosing the notary.
