... and then it plays out just like with the Z15 from the ongoing thread here, that the funding is available for many, but then the pots are empty, you find yourself in a months-long struggle between dreams and maximum economic jeopardy, and both happen equally likely.

We also planned once with 2% interest and full KfW funds – bam, puff, all gone. Now 3.2% mixed interest rate and everything much more expensive than ever feared... Absolute possible maximum of justifiable financing amount and burden limit. But we were already too far in to back out and had to basically push through.

The point we want to convey here is simply: Don’t plan on there being more suitable and larger subsidies for you, and that when it starts, construction costs and interest rates will stay the same or decrease. Everything is so volatile right now that planning more than one or two months ahead can simply backfire completely... Especially with many components – if one fails, the house of cards collapses.

Also the thing with "calculating down" for the best subsidies, only to then have to bear the high burden immediately afterwards, to then find out that the municipality reintroduces the 500 EUR daycare fees because of lack of money, the relationship can’t handle the "both working full-time stress," and one ends up reducing hours again or whatever.

For my part, I absolutely don’t want to ruin it for you, but we are going through all of this ourselves right now, and it’s really not cool. We have less income, but also less loan amount... It’s nice that you’re thinking about it so early – but any planning from today that plans with conditions at the earliest in half a year is a big risk. Especially with the square meters and construction costs of just under a million that you are considering...

As promised, here I am then ... ... although this is actually a financing thread, from which I largely keep out, and which I accordingly have not read through at all. For financing questions I refer to "my" Susanne and otherwise avoid this section here. But I have noticed you, among others, in the thread as an interested participant for quite a while. Why should I hijack other threads with this, asking you where you currently stand project-wise, so I am visiting you here once. If I have correctly picked up from your thread history by skimming, you are a prospective builder with a plot already found but intended to be built on only in 2024/25 in the Aschaffenburg area (but still on the Hessian side of the state border). What do you mean your schedule depends on the companies? – is your plot initially a paradise for diggers or is the entire building area still to be developed (and how much have you already read here in the posts where I explain the timing sequences of the building planning and where you find with the search term "Teigruhe" what I consider the most important planning phase before you make your own project one to be carried out by companies)?

Thank you for your post.

The plot is developed and can be accessed all around by excavator and truck.

At first, we were very focused on a prefabricated house provider with timber frame construction, but now we can also imagine a solid construction.

Our next step is to commission a soil survey; in parallel, we are thinking about floor plans, etc...

After that, we wanted to consult an architect and use their design to shop around at one or the other wood and stone company.

A soil survey is always useful, regardless of the construction method, and preferably even before involving the architect. For setting the direction (adjusting the planning in connection with a preliminary survey of suitable implementation companies and ideally a derived indication of the more suitable construction method in the specific case), however, it is advisable not to use a design, but rather the preliminary design. After all, the choice of construction method should be made before turning onto the long straight path to the design, so that it can be incorporated into it. Otherwise, one would unnecessarily (and also cost-intensively) redundantly carry out performance phase 3, and furthermore, it is also psychologically more favorable to use the dough resting phase in this way.
