Your TEUR 25 is nowhere near enough and that’s why it’s good if you consider the costs I listed in your financing before your financing falls through.

The utility connections (Gas, Water, Electricity, Telecom) you have to budget approximately 8000 to 8500, even if everything is on the property. These are flat rates from the utility providers.

Hey, thanks already for the answers.

We live a bit more rural here. So you know one or the other.
We’re doing the excavation for the foundation ourselves. We can give away soil if there’s any left.
Land transfer tax is 3.5% which is about €1,225 per person. One person buys the land, another is the builder. You save something that way.
We don’t have any realtor fees.
Notary fees around €700, so overall I calculate that item with €3,000 to have a reserve.

Through our father-in-law we have a very, very good connection at the bank.
The house connection will be done centrally and directly for both parties.

The price of €129,000 is for a completely normal semi-detached house. Without special extras. Sure, a bit more will be added.
But as I said, I want to do quite a bit myself inside to balance that out.
Labor = equity

A good acquaintance also runs a construction company right here in town. Among other things, they do the foundation. Where we can partly borrow equipment. My brother-in-law can operate all the machines. By that I mean excavators, wheel loaders, etc.

We have household goods so far. It should be newly purchased.
Kitchen €5,000 - €6,000 without refrigerator (good Bosch available) and oven + ceramic hob bought only 3 months ago.
Dining table + chairs about €2,000
And a large wardrobe about €1,000
Carport has been chosen. About €2,500 with storage room

If we end up at €210,000 that’s also okay. But it shouldn’t be €250,000 or so afterwards.

I don't believe your numbers are even close to being correct. 129,000 turnkey. You won’t even get that from the providers you mentioned. If yes, then you'll have 80,000 incidental building costs on top. You can make anything look good on paper. I bet that if the price is actually correct, everything is missing: foundation slab, rent for container and porta potty, delivery, road closure, crane rental, craftsmen travel, construction electricity, construction water. And I’m sure all of that will have hefty surcharges, so in the end you’ll probably end up at 200,000 € just for the house. In addition, there are the 35,000 € incidental building costs that the building expert posts five times a day, and what the earthworks will cost you extra. A carport for 2,500 € is also a neat DIY store number. Then you add a few bucks for glaze, then the foundations, and the price rises quickly. For the price you mentioned, back then we were offered at most a shell house. Even the unreliable newspaper ads here are much higher than 129,000 €. When did your father-in-law build? And how much did he do himself?

I would do the foundation for the carport myself. The stain too. Just swing the brush, done.
He has a bungalow from Danwood. Normal price 114,000 € and as I said, after everything he was at 141,000 € with Danwood.
With leasehold property.
I calculated the foundation slab separately and did not include it with the house.

We get containers ourselves, a porta potty if necessary ourselves. We have all that on site. I don't need to source all that through companies, or rather we get it much cheaper here locally.
