Does Allkauf Haus offer a full basement for 9999€?!

Hello Willibald,
what you understand by a "complete basement" is certainly something different from what the provider means by it. Roughly estimate about 30% of the house price for a usable basement and about 50% of the house price for a ready-to-move-in residential basement, then you are on somewhat safer ground than with "9999€" There is no one here in [D] who would have gotten a basement for this price, unless the house was only 1x1m in size

I called Allkauf Haus again today and had them describe the basement for me, so they say, without earthworks but with a slab, walls and of course the upper floor ceiling, as one wishes for e.g. a promotional house 816 x 876 cm, 225 cm room height, each without basement stairs and with two light wells. I signed up for a meeting and inspection in Simmern and will report further when I have been there.

I have to say, the call today with the headquarters was very knowledgeable and informative, the employee seemed to be well informed. Oh yes, I came across it because of a short report in the house building magazine p. 94 issue 3/4.

But nevertheless, I recently looked at Dennert Massivhaus in production, has no one here built with them yet? What I saw there impressed me greatly.

thanks for your info. I am excited about what you find out. I don’t want to take away your hopes, but unfortunately I have to agree with the post from 6Richtige. Ok, maybe you’ll get a cellar with the dimensions of 1.5 x 1.5 meters.

Absolute marketing nonsense.

The basement price is a surcharge on the already price-increased foundation slab.
Then you only get 4 walls and a ceiling above.
No earthworks, no waterproofing, no insulation, no stairs, no fittings.
In the end, you pay just as much as everywhere else. No one can work magic. Certainly not Allkauf Haus or Massa Haus, who offer the same basements

Hello,

we are also in the process of obtaining offers (including from Massa Haus). If they offer a basement for €10,000, which would normally cost €30,000, and do not give a discount for it - that is somehow a discount of €20,000. Does anyone have experience with whether and how much discount one gets?

Hello everyone,

please don’t believe the fairy tale about the "€9,999 basement"!!!
There is no single basement provider or construction company that can offer this trade for around €10,000. Anyone who really believes that should slowly take off their naive and rose-tinted glasses! After all, you are not buying a pound of tomatoes at Aldi. Sorry, but it’s nothing personal!

As one or the other forum member has already correctly recognized, this is an absolute marketing gag! The real costs of a basement are simply hidden in the rest of the house.

Before you get prices, you should consider or know the following points:

- What does your soil survey or the municipality say about the condition (sloping site, groundwater, etc.)
- Size, height of the basement
- Utility or living basement
- Concrete or masonry basement
- Type and necessity of sealing and insulation
- Thickness of the base plate or strip foundations
- Electrical and installation lines under or on plaster
- Standard or insulated screed
- Floor coverings
- Separate access, basement entrance
- Window type
- Interior doors
- Radiators
- Excavation and earthworks
- Please add if I have forgotten anything!

Just now it should be clear to everyone that taking all of the above points into account, no provider can achieve such unrealistic prices. That is not a serious offer. Just ignore it.
