@ DerDa

"You do realize that you are paying almost €2000 monthly if the plan is to succeed? To achieve full repayment with extra payments, you have to come up with almost €10,000 annually."

We are aware of that, the nice thing is that we have calculated everything and that is included. Besides, it’s not mandatory that we finish in 13 years, it’s a wish of ours, nothing more.

therefore your answer is unfortunately not useful to the questioner at all.

"Your construction costs also initially sound very low. Although you didn’t mention how much own work was involved, or what the plot of land cost. If you are moving in now, that sum will probably be about right. Building with that money would be unthinkable for us, even if we only built 90 sqm."

Yes, that’s exactly right. As I said, we did not do any own work. We simply didn’t have the time. The only thing missing is the carport, which we don’t have yet and will be postponed for now.

The land prices are almost your house price, or higher.

The land price was €46,800 — as I said, it’s not huge but sufficient for us without children.

The questioner also didn’t say that he wants to be done with the financing in 13 years. He asked how much he would get for €1000 monthly. And that was my answer. I find it a pity that everyone here assumes huge sums; if you stay grounded and don’t lose sight of your costs, it also works with somewhat less expense, and if you get several offers, it will also become somewhat cheaper.

Best regards Chelria

It also depends on where you want to build. If you have to pay double or triple for a plot of land compared to you, the situation looks different.

A 1000 euro loan repayment per month is quite intense. I wouldn't put myself through that. Better to rent then ...

Maybe, but I just wanted to give my statement on this topic. Loan repayments are really a nightmare. I'm glad mine is paid off. I won't be taking out a loan that easily anymore.
