The design by is worlds better than that of the developer. The original designs have way too much traffic area. Although the entrance area downstairs is nicely spacious, the space is missing elsewhere. However, I can understand your concerns about the storage space. Even if you follow the 1-year rule (which I do not consider well thought out), there are lots and lots of things that you need more or less often but do not want to have lying around openly. I am thinking of kitchen appliances, tools, decorations, files, food, etc. Is a basement absolutely not possible? I do not find the dressing room in any of the designs sensible; packing it into a larger bedroom is more efficient. A bathroom of 6-7 m² is sensibly planned and large enough. What I would absolutely not do is push the bathroom into the north corner without reason. It was already very well placed in the east. I find there is nothing nicer than morning sun in the bathroom.

I completely agree with you. I (now) really like the design.

Regarding storage space: We are not people who keep a lot of things and we like to sort out. Today, we went through everything we have in the attic and basement and can fit it, stacked up to the ceiling, into the indicated shelf of 230cm length + a bit of space above the washer/dryer. Items that would rather be stored outside (cross-country skis, bike seat, old bike, etc.) are not included. With additional space under the stairs for a bit more stuff (decorations, crate of drinks, ladder, vacuum cleaner), we are good after today's inventory. The additional option to enlarge the shed also exists. A basement is not possible.

I don’t quite understand the criticism of the dressing room. Basically, it results from the fact that to have a larger bathroom, you have to take space away from the bedroom and then the bedroom area becomes too narrow to be used well. Using closet space on both sides here is quite efficient.

A bathroom of that size is sufficient (we have that now too), but I find that people often get in each other's way and have to walk around each other. I actually don’t want to put up with that with two teenage children. We would certainly have to do without a bathtub then (which would be bearable), and a double sink would also be difficult. Ergo, we want it a bit bigger. The point about the east orientation is very good, however. We currently have a north orientation and it has never bothered us negatively, but I also imagine it would be great.

One question we still have regarding the bathroom position or rather the bedroom position: In the current plan, the bathroom of the neighboring house is exactly at the upper left corner. Is the soundproofing sufficient so that you don’t notice anything if you sleep with the headboard against that wall?

Normally you shouldn't hear anything from the neighbor in a terraced house. But you should also ask your builder about this.

In a terraced house with a party wall and air space in between, I agree with you. This is how terraced houses on private land are commonly built today. However, this is a WEG "terraced house" and on the general contractor's plan it looks as if a party wall is planned. That can definitely play a role. That means I would rather avoid placing the head of my bed there.

A good question. If the soundproofing is too poor, the bathroom has to be in the north, which would be a shame. I also love the morning sun from the east in the bathroom.

You can also open the space under the stairs towards the HAR/storage room, then it is more accessible and usable, I think.
