Cost bungalow (220m^2) with rooftop terrace

I am always open to suggestions. My wife and I chose the floor plan ourselves (we copied a lot from the prefab house settlement in Wuppertal). What’s important to us is the large living area (kitchen, dining room, and living room) without walls + many windows for plenty of daylight.

Which no-gos can we avoid? So far construction has not started yet, I’m grateful for any tips.

That's nice for you since the bill is low. But are you still in an official contractual relationship with them?

The impression some have here, apart from the floor plan, is rather that the costs probably don't add up. Recently, you added skylights. These quickly cost around €1,000 each (we are planning one ourselves). Such costs are not seen in your planning. I also find the very large roof terrace for €8,500 strange; it is said to include the railing and the flooring. I can hardly imagine that. You also write that the heating is cheaper because the heating comes from the commercial property (=neighboring building?). Where are the necessary earthworks and connection costs hidden?

Are you aware that your list is not complete, as additional ancillary construction costs will be added?

Well, most of the incidental construction costs are already paid, so I left them out. Connections for electricity, water, fiber optic cable, and sewage have already been laid up to the bungalow. However, I will ask again; I am meeting with the shell builder tomorrow. But he assured me that no further costs will be added, so I am curious. A "defense offer" came in for the roof terrace, which was €15,000 more expensive. Maybe that will be added on top of the cheap offer during the construction period...

We have a contract with the architect; he has the drawings done externally.

What in my opinion does not work (and will not bring any joy) is the interior bathroom with shower, the entrance area - and no, it certainly is not Scandinavian to stand in the kitchen with rain-soaked muddy shoes, and the layout of the bathroom and dressing room in the private area. Your children have to brush their teeth through the muddy area, through which the guest has just stomped - that's nonsense. I would be cautious about the utility room in that position - depending on spin cycle and ceiling type (?) Why do you need 150 sqm of roof terrace - how do you drain the area? Also, please fully furnish the kitchen and so on...

I would like to see the views so that I even have an approach to evaluate the listed costs. I would also like to know what costs your draftsman has estimated to transfer the technology (status quo?) functionally from the neighboring company into the single-family house (the two floor plans do not reflect a bungalow). Rhineland greetings

I would change the architect!
If you like, please read the pinned thread including the attachment here

and post us the site plan and your ideas.
There are some here (including me) who understand the wishes of the builder and implement them, as far as the information allows, when the architect or planner messes up!
At least you then have ideas and designs that strongly reflect your ideas but are also realistic and feasible.
Prerequisites are also plans of the property, street layout, wishes, etc.
