If it were my house plan being criticized here, I would indulge in your answer and give everyone else a wrong impression.

This design has all the no-gos of good house planning. I don’t see any Scandinavian touch, and if it’s supposed to be implemented, then with the knowledge and skill of the architect.

The impression of some here, apart from the floor plan, is rather that the costs probably don't add up. Recently, you added skylights. They quickly cost around €1,000 each (we are planning one ourselves). Such costs are not visible in your planning. I also find it strange, for example, the very large roof terrace for €8,500, which is said to include the railing and the floor covering. I can hardly imagine that. You also write that the heating is cheaper because the heating comes from the commercial building (=neighboring building?). Where are the necessary earthworks and connection costs hidden?

Are you aware that your listing is not complete, since additional incidental construction costs will be added?

.... however, the current offers seem too high to me, or rather the total price of the bungalow. It is being built in NRW (Ruhr area).

I am always open to suggestions. My wife and I chose the floor plan ourselves (copied a lot from the prefab house settlement in Wuppertal). What is important to us is the large living area (kitchen, dining room, and living room) without walls + many windows for a lot of daylight.
