I never understand that. Who is the claim from? From the builder or from the bank?
For example, the woman could theoretically still get money from the bank in 39 years....
We, for example, will also pay after retirement. The bank didn't care.

A 140 sqm house actually goes well over 200 thousand. Whether it ends up being 245 or 265 depends on the fittings, whether with ventilation system or without, whether with a great kitchen or a simple kitchen, whether with sliding doors or normal patio doors, and so on. Let's say 250 thousand over 20 years would be 12,500 p.a. to repay plus 2% interest. That would be roughly 1100 per month. If you manage that for 10 years it gets easier because then you increasingly notice inflation, the 1100 installment simply becomes less valuable and is easier to pay. But don't carry it into retirement. After twenty years, renovation needs arise. Then the place has to be paid off and you need capital for, I don't know, something at the house. New heating or something. Karsten

I see it as critical. Yes, it may be paid off by retirement age but what about after that

Yes - foundation slab, architect etc. I have planned in - I was probably too uninformed with a total of 15% additional construction costs?

I can understand the concerns with the simultaneous project of house building and desire to have children. I will and do not want to gamble our salaries for that to the last cent. Yes - there will be a salary increase for me - to about 60k - net, so another 200 more. For my partner it is so anyway due to master training - but I deliberately have not planned for that.

So far I have the following picture:

- rather an existing property instead of new construction

I mean something like this, but related to you and to the right your estimated costs.

And if it should turn out to be a general contractor (GC) instead of individual contracts, then just the turnkey price + all listed items that are not included in the GC house price.
