100m² Small House Floor Plan - Too Small?

Do you already have a rough price range? A colleague just had an appointment with Danwood and they are priced above Schwörerhaus. Which I actually can’t understand.

According to the development plan, this is at a maximum of 3.6m above ground floor level of the ground floor. However, the extended roof overhang and possibly the higher roof pitch come into play here. But I will also find out how realistic it is to get an exemption there.

Increasing the ceiling height on the ground floor would, in my view, only make the rooms feel smaller in area, is absolutely not necessary in my opinion, and is also not a relevant buying criterion for a house of this size. My opinion on the knee wall is that from 1 m a knee wall already fully substitutes a dwarf wall and you don’t need more than 100 %, and that between 1.2 and 1.4 m there are reasonable "I’m treating myself to something" knee walls – however not for this house size. Here being modest with a "only" 1 m high knee wall is not a point against. The legal eave height is, incidentally, practically a rather virtual line, where lowering the actual gutter is completely pointless. It is more like a mere namesake there, similar to the horsepower of a car engine.

I had the first consultation yesterday.
The Family is already out because it cannot handle the snow load without structural modification.

At the same time, all roof parameters (overhangs, roof pitch, eaves height) do not comply with the development plan. However, this was unfortunately not so obvious, as the official information on the Danwood Family page about this is rather sparse.
I’m now having the Point 109.1 and Point 123 calculated. And I’ll also look at 1-2 other providers.

You probably don't have enough posts yet to be able to message you privately.

With Danwood, the base slab is also added, as they build starting from the top edge of the base slab.

I only have "just" 100 m2 as well. Take a look at the floor plan of the Alto S10 D from Heinz von Heiden. I made some changes to the floor plan on the ground floor to create more storage space. By the way, such a change cost nothing. In the bathroom, I marked the shower as 90x120 with a 2 cm shower tray. In the original, it is 10.20m long; I shortened it to 9.7m, and the eaves overhangs on the roof side are just under 1m, which is what you might have in mind.

Maybe this serves as a small inspiration for your considerations.
