Foundation slab for Danwood bungalow? Company for complete works?

And why do you have to go through the entrance area on the way to the washing machine? And who actually wants a wardrobe in the private area?

"Normal" for PH providers.


Usually, PH providers work with basement builders. Have you asked? If not, you can search for basement builders via Aunt Google.


Then I hope for you that you have informed yourself well about all relevant aspects of your construction project. It is definitely not done with just obtaining the required base slab; there is much more to it!


Serious PH providers do offer that; the cheap route, to which your currently favored provider also belongs, rather not. Besides, the "prefabricated" in prefabricated houses does not refer to the complete service, but to the method of manufacture.

DW works closely with a BP creator (I don't remember the company name right now) As far as I know, they only accept the DW can very well tell you the price for your floor slab, usually there is a flat-rate excavation of 20 cm or 30 cm, everything beyond that has to do with the soil condition of the property and is calculated through a soil survey.

Our neighbors had a Haacke house built – the living room is sunken! – however, I would consider whether the extra effort (cost) is worth it. Personally, I would rather take a few more square meters of living space and do without the highlight. The kitchen has hardly any storage, cupboards, and workspace (a kitchen unit in an apartment has more). The utility room is also unusable, and who needs two doors there? The dining area will be restless in this position, half in the living room with a wall side at the back...

DW had quoted us a price of 12 - 15 k € for a foundation slab back then. That’s pretty accurate, we also consulted an independent basement builder on the side.

But you do know that with DW there are STILL A LOT of additional things you have to take care of yourself, right? And the toilet cabin you have to provide is the smallest problem.

We built with Okal Haus and they offer the foundation slab (basement builder: Glatthaar). We had to take care of the earthworks, the grounding electrode, as well as electricity and construction water. Thanks to the soil survey, which is included in the Okal Haus service, we were able to contact various earthworks companies and request quotes.

Hello,

thanks for the responses. You can tell that you are dealing with more experienced home builders.

The floor plan was not finalized by the architect. It is a basic idea from me, therefore no dimensions. I can only say that I made both rooms larger than in the original floor plan.

And yes, I would like a wardrobe or as I call it a walk-in closet in the bedroom. En-suite, basically. I have been living in America for 3 years. I think that leaves its mark.

The bedroom is about 3.80 meters wide and 3 meters deep (without the closet area). My focus is on a large living room as you can see. That’s the nice thing about a prefab house. You can design it the way you personally like.

And yes, I think I have planned generously so far regarding the budget. For the foundation slab and groundwork I have budgeted 25,000 euros, further incidental construction costs 20,000 euros, and so on...

I just wanted to get some reference values.

However... thanks for your input.

Danwood, by the way, works with Glatthar regarding foundation slabs. I have already requested information.

That is not possible with every prefab house manufacturer. Especially companies that supposedly offer "cheap" prices only have their standard houses. They are statically calculated in such a way that there are no additional costs for the 366th house.

By the way, even solid house providers can certainly be creatively free. If you build with architects, you are free anyway.



Better plan for 35-40k €, at Danwood even a bit more.

Back then we got in touch with a very nice Danwood representative who could tell me - roughly - the additional costs. When I add up the things that come on top of the bill, I ended up at the same price as with many other providers.

A house just costs its price. Even so-called "cheapies" can’t make it cheaper. You get EXACTLY what is in the construction and service description – and nothing more.
