Saxony? Doesn't come from there? Katja might provide insight into the costs. However, I would calculate just like . With a plot ratio of 0.2, the property would then also have to be 1000 sqm for a bungalow of that size.

Well, don’t give up right away. Unfortunately, it’s a trend nowadays that people can’t wait anymore. Everything has to be finished immediately and be 100%. Can you refrain from that? So: no garage or carport. Car stays outside, only a cheap shed for garden tools. Can you do something yourself in garden landscaping? Can it be simple concrete paving at 11.00 euros? Is an inexpensive floor covering acceptable? Are 19.90 tiles sufficient? Interior doors white and smooth? Kitchen from Roller? No paved driveway but just dump crushed stone? And so on. There are many ways to limit costs without sacrificing space. If necessary, it might also be a few sqm less, no hip roof but saddle roof bungalow, and then calculate where you end up.

I would not plan for less than €2000/m². If you don’t have a plot yet, you will start at the EARLIEST in autumn 2019. However, 2020/2021 is more realistic. Construction costs have really increased sharply in recent years. It’s different if you can contribute (a lot of!) own work. Personally, I wouldn’t want to spend half a million only to have a minimal setup. Therefore, if I were you, I would consider whether a cheaper plot area is an option or if the budget can be increased.

Of course, it depends on the requirements what it ultimately costs. But several threads here in the forum prove that you can also build for well under 2000€/m². It certainly works for 1600 or 1700, even with [Kontrollierte-Wohnraumlüftung], [Raffstores] etc. You just have to look for the [GU] who offers these prices. Our house had, for example, a base price of 145T€ for 137 m², apart from underfloor heating and [Kontrollierte-Wohnraumlüftung], everything you need was already included. The rest is just "luxury."

I see it differently. Living very close to the city is also quality of life. Short commute to work. Possibly only one car needed. Familiar circle of friends. No highway stress in the morning, no traffic jams. Possibly can go out for a stroll in the evening by tram. That is also quality of life, which can be more important than fancy tiles or blinds. K.
