Sometimes keep an eye on the attic during planning. A lot can fit in there, and a longer garage can replace the storage space for less money. But sometimes we do miss a basement. Often there are things lying around that don't really have a proper place. Since our garage has not been built yet.

We invested a part of the saved money into more floor space, a bay window, and a ventilation system.

Hello everyone, I have a question about the m² calculation and the calculation of the construction costs. When you state the construction costs per m², do you then base it on m² according to DIN? Because, for example, terraces and balconies are partly included there?!

With a small plot and a small house, I would carefully consider whether to forgo the basement. Especially if you want to store bicycles, lawnmowers, garden shears, car tires, garden hoses, patio furniture, scooters/motorcycles, etc. at some point, it quickly gets very cramped in only a slightly larger garage or attic. Especially if children might come into the picture...... And space for a garden shed is then rather unlikely as well.

In the meantime, a question arose during the consultation with the bank...

The construction company is a local firm. The land belongs to the parents of the owner of the construction company.
Do I now have to pay real estate transfer tax on the entire construction cost? That is, the land + the house?
What happens if it is recorded in the notary agreement that I can buy the land with the condition to build with the company of the son? Although legally two different persons, there is definitely a connection, right? I can imagine that the tax office will do everything to "make us pay" for everything.

Does anyone have experience with this?

Assume that it will be due on the total price. You need to clarify the details with a lawyer and the notary. Tax evasion is not something to joke about. Especially if you are a small honest citizen. They go hard on those cases. Only if you can evade millions do you get away with a small fine :D
