What exactly do you mean by development? The old factory building is fully developed (connection to sewage, water, electricity, telephone available). Is something else missing? The sqm prices in DD vary so much, I don't exactly know what should be taken as a basis. When I look at Immoscout: one wants over 700 euros, another 240. The location is obviously decisive. The plot is not somewhere in the outskirts or an incorporated Popsdorf. It is actually in the city. So €200 should actually be feasible. But first the family has to be clear about what they want anyway. Also, check with the city what is possible in terms of construction. That can take a while...Development is also associated with effort, especially demolition anyway, and then the question is whether €200/sqm is realistic (no idea about the prices there), if >€100/sqm for development costs come on top.
