What exactly do you mean by development? The old factory building is fully developed (connection to sewage, water, electricity, telephone available). Is something else missing? The sqm prices in DD vary so much, I don't exactly know what should be taken as a basis. When I look at Immoscout: one wants over 700 euros, another 240. The location is obviously decisive. The plot is not somewhere in the outskirts or an incorporated Popsdorf. It is actually in the city. So €200 should actually be feasible. But first the family has to be clear about what they want anyway. Also, check with the city what is possible in terms of construction. That can take a while...

A division within the family is not currently planned. The division would simply be necessary so that the investor gives us money for it.

Then it is clear now what needs to be done: - Determine the value of the property (appraisal, for an initial assessment there should be a standard value map) - Check buildability (building authority) No further discussion is worthwhile beforehand.

The standard land values in Saxony are available online at Boris.Sachsen. That is already a good starting point.

Cool. However, the values are rather disappointing. 185 is what's indicated there. I believe that is no longer very current. I prefer to stick to the values on Immoscout or similar. Just search for building land directly in the city. There you usually pay between 300 and 400 euros per m². But at least it was confirmed that it is residential building land.

I can't say how up-to-date the Saxon values are. But the Boris system here in Hesse is continuously updated. Our property, which we bought last year, has meanwhile increased in value again.
