we want to start our renovation soon. Currently, our personal liability insurance does not include builder's liability insurance. My liability insurer, for example, does not offer builder's liability insurance for renovations. So far, we only have personal liability insurance and no other relevant insurances.
The renovation will cost about €300,000 including a buffer. Own labor only very limited < €5,000 (parts of gutting). The work includes: changes to the floor plan, new heating, new windows, insulating the basement & attic ceiling, new bathrooms, sanding floors with the architect. So at first, nothing requiring outdoor work. Afterwards, upon completion, there will be photovoltaics and exterior painting done by ourselves.
1) Where did you get your builder's liability insurance? I often only find forms for builder's liability insurance for new construction, which is then included in the building insurance. There is already a building insurance in place as well.
2) At Dr. Klein you can find a checklist for insurances when renovating. They recommend: builder's liability insurance, construction all-risk insurance, construction helper accident insurance, private accident insurance. Besides the builder's liability insurance, have you taken out such insurances as well?
