I forgot the attachment: but if you know it anyway (whether better or not), why do you ask?
When I read the screenshot from you, I was initially confused because the combination is also communicated that way by financial advisors and construction financing YouTubers. However, the sentence in your screenshot only means that this subsidy is not granted for the renovation. The KFW 308 interest rate is granted on the purchase price of the property. For example, purchase price of the property 400k, then you can get 100k (with one child) at the interest rate starting at 1.35% with the subsidy, while the remaining 300k is financed at the bank conditions. The other conditions are probably known anyway. I don't want to "show off" here, just create transparency.
Question to the thread creator: Have you made any progress? We are also about to buy something in the Cologne Bonn area and want to submit the application this year because you never know if the subsidy will be stopped in 2025.
Another general question to all readers of this thread: We are about to buy a first unsanitary semi-detached house built in 1970 with 140 sqm of living/usable space, plot size 290 sqm. The only "new" thing is a 7-year-old gas condensing boiler central heating, everything else is from 1970. Can you achieve KFW 70 EE with subsidy 261 with 150k there?
I know that I definitely have to tackle the roof (area 105 sqm). I just wonder whether completely new or if an over-rafter insulation is enough. The roof is also tight and from the neighborhood I know that they have not renewed their roofs yet either.
The other measures such as insulation of the exterior facade (160 sqm), basement ceiling (70 sqm), window-door replacement are planned anyway.
If more details are necessary, please let me know. And if my post is misplaced here, I apologize in advance to the thread creator and readers. Have a nice Sunday and greetings from Cologne
