Hello,

I have done a lot of calculations back and forth in the last few days and would like to ask you to review my calculation.

In any case, it all seems very simple to me now.
For the 25-year fixed interest period, I assumed an interest rate of 3.6 percent, which I believe is realistic.

[TD="class: crd_label"]Loan amount
[TD="class: crd_result"] 200,000.00 €
[TD="class: help"]

[TD="class: crd_label"] Payout date
[TD="class: crd_result"] 01.01.2014
[TD="class: help"]

[TD="class: crd_label"] Frequency of installment payments
[TD="class: crd_result"] monthly
[TD="class: help"]

[TD="class: crd_label"] Duration of fixed interest period
[TD="class: crd_result"] 25 years
[TD="class: help"]

[TD="class: crd_label"] Fixed nominal interest rate
[TD="class: crd_result"] 3.60 % per year
[TD="class: help"]

[TD="class: crd_label"] Initial repayment
[TD="class: crd_result"] 1.80 %
[TD="class: help"]

[TD="class: crd_label"] Amount of the installment
[TD="class: crd_result"] 900.00 €
[TD="class: help"]

[TD="class: crd_label"] Amount repaid at the end of the fixed interest period
[TD="class: crd_result"] 199,132.84 €
[TD="class: help"]

[TD="class: crd_label"] Remaining debt at the end of the fixed interest period
[TD="class: crd_result"] 867.16 €
[TD="class: help"]

[TD="class: crd_label"] Total interest payments made
[TD="class: crd_result"] 100,867.16 €

[TD="class: help"]

[TD="class: help"]
This calculation includes 20 special repayments (almost one every year) of 1,500 euros each.
Of course, depending on how much additional money comes in, we would make even more special repayments.

According to this calculation, we would at the latest be finished with the financing after 25 years and would not need to take out any building savings contracts or similar.

Do you consider this financing realistic?

I believe something went wrong with my last post here in the thread, so I'll try again.

In the last few days, I have done a lot of calculations back and forth and have now come up with a variant that seems very simple to me (almost too simple).

In the calculation, I assumed a fixed interest rate period of 25 years and an interest rate of 3.6 percent. (I think the interest rate is realistic)

Loan amount: 200,000 euro
Installment: 900 euro
Repayment: 1.8%

Additionally, a special repayment of 1,500 euro 20 times during the entire term.

With this calculation, we would be completely finished after 25 years. Of course, we would also make additional higher special repayments, which would shorten the term even more. But this already ensures a maximum term of 25 years.

Is this type of financing realistic or rather not?

Best regards,
Micha

What is supposed to be unrealistic about it?

Well, to find a bank in the area that offers 25 years and then also at that interest rate?

Here someone would get 3.4 over 30 years (100,000 €):
