We are building here in Witten with the BU Mertmann from Haltern; sales is handled by Alterna. The BB seems so meager. In addition, we are supposed to reserve the property for 1,000 euros. We would not get that back if we declined. That is extremely annoying, because we wouldn’t think about such a purchase for weeks. Either it fits or not.

I was also annoyed that the foundation of the two semi-detached houses consists of one continuous slab. I would prefer two completely "separate" semi-detached houses.

Hello,


BU do this sometimes to save costs. With this design, the minimum sound insulation would be met, but increased sound insulation can only be achieved with separate slabs!

"A" slab is only sensible where the semi-detached house is to be separated by dwelling unit, i.e. a shared entrance and the two halves only separate behind that. However, this also means reciprocal entries in the land register for development, house connections, parking spaces, etc.

As an advantage of the shared foundation slab, our construction company mentioned that the houses cannot settle individually and thus cracks in the walls will not occur. I also mentioned soundproofing as a disadvantage. I hope that the floating screed on all floors does not transmit the noise further. The partition walls are built double. However, in my opinion, noises can be transmitted into the foundation and transferred to the other building wall. Let's hope for the best.

Hello,

The only advantage that results from a foundation slab is that the builder saves time and material. If the ground is properly prepared, settlement cracks remain within the tolerance range; if an ETICS is installed, they are not even noticeable
