The loan commission is paid by the bank that is awarded the contract at Dr. Klein, at least in our case.

There are enough large banks that have houses on the market.
But even with them, the transactions will go through their departments and be reviewed. Is the owner waiting for that to give his approval? The agent is just brokering. I believe that one might possibly take over the previous owner's loan. That is why usually the financing bank is the one brokering the property.

Basically, that is possible. But nowadays it is practically no longer done. For purely practical reasons. Either the interest rate is too high, the remaining term too short, the amount too high or too low, you are tied to only one bank, which in case of doubt still makes a pure unsecured subordinated loan (very expensive), etc. Nope, that is simply a good second pillar to generate commission income in a separate real estate company. With properties of their own customers, the bank is simply close to the deal and the seller hopes for a better sale as a result (because the bank can also directly offer the financing - by the way, the bank also hopes for this through its brokerage activity).

This is exactly what the owners of the surrounding houses here do. Taking over a loan with around 1-2% interest or having it taken over is not the worst option. In addition, banks still suggest a better feeling to potential buyers than a "just" broker.

No, but if you then have to pay 8% for the subordinated loan, it looks different. Besides, most banks don't allow such a takeover at all (neither do we). The bank then earns nothing from it, but still has the same work as with a new loan. Yep. Gut feeling is always good
