There is no suitable answer for that. Keep in mind that a top listing on ImmoSco... easily costs four figures. The agent takes care of that + the exposé with all the information and handling the property viewings (as well as acting as a contact person).

These are separate companies. Usually, there is no deal.

I have only hired an agent once so far. But that was also a high-priced single-family house with a rather limited buyer pool. It went great.

I probably have time for it or would make time.
I would live right next door, so distance is not a problem either.

I don’t want to take forever with the sale. The plan would be to finance the new one flexibly (partly, except for KFW) and then repay the loan with the proceeds from the sale. But you can start the sales process quite early.

I actually don’t think a sign is optimal right now. I think everyone and their dog would come by and want to visit the house. I would rather put an ad online at Immoscout and, for example, e-bay Kleinanzeigen.

My idea would also be to arrange two or three group viewing appointments for the interested parties. That way you don’t have to do them all individually. And then a second individual appointment if there is closer interest.
There’s also the consideration of some kind of bidding process.
Basically two group viewing appointments where all the information is provided. State a price range and then wait for offers. Then have an individual appointment with the highest bidders.

Hmm, there are many possibilities. Luckily I still have some time to think about the optimal option ^^

We sold through a real estate agent. The agent looked at our house and immediately named a price, about 10,000 euros higher so there would still be room for negotiation. After about 5 days, someone had already reserved it and had to make a deposit of about 3,000 euros (so that no one reserves and then backs out again). Afterwards, the buyer had to provide a bank confirmation for the purchase price, and then the notary appointment was made. I would never put up a sign; we only have those at houses that no one wants, as a last resort.

Yes, that would be a + point for the agent. It can certainly then proceed very quickly and stress-free.

With us, brokers usually offer a free valuation of the property. I would take advantage of two or three of them and add 30-50K to the highest value, and then first list it on classifieds. With us, the nastiest old buildings go over the counter for outrageous prices, even without a broker in between.

It will also run like that if you ask for a fair price. You don’t need an agent for that.
