Small update:

The kitchen is finally installed, tomorrow the bathrooms will be finished, on Friday the painter/floor layer will go through once more, and next week we will finally move in

That's intense - you do individual trade contracts with penalties and withholding. I only know that from the general contractor/main contractor or whatever.
And we had something like that with our shell builder too, but not with any other trades. They received payments based on progress and that was it. It also worked well without much delay. And if something had been botched, there simply wouldn't have been any money until it was corrected.
