Do the 190k€ refer to amounts actually paid (with or without 10% retention of security?) or from the calculation of the planned costs? I still have AZ claims outstanding from January so I couldn't precisely name the status based on amounts paid, hence the curious inquiry. Basically, really good price. Is the architect already included too?

Paid invoices. The architect is included but with less budget than some energy consultants.

Well, 40 sqm more is definitely a big deal. If we apply our usual €2000/m², we'd be at €270k for this condition with your square meters.

What is a retention for security? We don't have anything like that. The tradesmen fully advance the work here. Payment is made after completion. Only for the shell construction was there a deduction from the ceiling of the basement, ground floor, and upper floor. The final invoice of the shell builder comes with the next invoice for an additional 25m of 1.30 L-blocks, sanitary walling, terrace stairs, L-block foundation for the air-water heat pump, point foundations for the carport.

This is how it looks in the majority of my construction contracts, so I thought it is "standard" in single trade awarding. If I understand everything correctly, it is a security amount for me that the contractor only receives once everything is finished. Maybe someone can explain it better.

Interesting. I researched it earlier as well. And you find trades that accept something like that? Every, really every trade is within a 15-20 km radius, and if something should happen, it will be repaired. I currently don’t have to chase anyone, everyone arrives on time at the agreed time and delivers without botching by the specified deadline. I’m not worried about that, and if the trade goes bankrupt, then so be it. You can’t change that anyway.
What’s important to me is that the work is done well and properly now. There is money for that. The warranty is an addon for me.
