I don’t know where the bird is supposed to be appropriate here... It was also common practice with us. It’s not like you, as the client, keep the retention on your account and pay only after 5 years. With us it was always like this: The company submits the final invoice, the architect checks it, releases the payment if the company provides the bank guarantee. If the guarantee is provided, we pay the full amount.

It's quite simple: you receive offers where the craftsman has added the 10% security retention...

Yes, there is no other way. The craftsman must protect himself against his customers.

Now it's getting adventurous. 1. Why should someone not submit offers? Either one is happy to continue working with a reliable partner (my architect) or looks for something new. Quite a simple decision. 2. I do see the comparison offers. 3. Who says that the clause was already included in the LV? Everyone makes their own decision when signing the contract.

If you really believe you still hold the upper hand in these times, then you are deeply dreaming.

Seriously. It doesn’t have to do with a longer lever or the own feeling of power. I only noticed that it apparently isn’t common practice. However, I don’t understand why everything possible is being read into it now. My costs are as we agreed, so I have no stress wondering if it could have had any price-related effects. Whether a shell construction worker/whoever would have done it for less is always a yes. Whether everything runs smoothly then is the other side of the coin.
